沈陽市房地產(chǎn)業(yè)可持續(xù)發(fā)展研究

【摘要】:房地產(chǎn)業(yè)被稱為國(guó)民經(jīng)濟(jì)的“風(fēng)向標(biāo)”和“晴雨表”,在近些年的國(guó)民經(jīng)濟(jì)發(fā)展過程中起主導(dǎo)性和基礎(chǔ)性作用,其關(guān)聯(lián)產(chǎn)業(yè)涉及各個(gè)領(lǐng)域,包括建筑業(yè)、金融業(yè)、保險(xiǎn)業(yè)及與居民生活密切相關(guān)的房地產(chǎn)服務(wù)業(yè)等,同時(shí),與房地產(chǎn)業(yè)發(fā)展關(guān)系甚密的土地出讓金也已經(jīng)占據(jù)了政府財(cái)政的半壁江山。然而,在房地產(chǎn)業(yè)大步向前邁進(jìn)的過程中,政府過分看重其帶來的經(jīng)濟(jì)效益而忽視了這個(gè)產(chǎn)業(yè)本身所帶來的一系列不良影響:房?jī)r(jià)增長(zhǎng)過快;生態(tài)環(huán)境遭到破壞;土地資源供給緊張;市場(chǎng)結(jié)構(gòu)失衡;房屋的設(shè)計(jì)不合理;裝修材料污染等,,嚴(yán)重制約著房地產(chǎn)業(yè)的后續(xù)發(fā)展。隨著這些問題的凸顯,經(jīng)濟(jì)的可持續(xù)發(fā)展越來越得到政府與學(xué)術(shù)界的共識(shí),鑒于房地產(chǎn)業(yè)在國(guó)民經(jīng)濟(jì)中的特殊地位,將可持續(xù)發(fā)展引入房地產(chǎn)業(yè),最終引導(dǎo)國(guó)家經(jīng)濟(jì)進(jìn)入可持續(xù)發(fā)展的狀態(tài)。 本文通過查閱大量的文獻(xiàn)、期刊等資料,將可持續(xù)發(fā)展理論與房地產(chǎn)業(yè)結(jié)合,構(gòu)建房地產(chǎn)業(yè)可持續(xù)發(fā)展的指標(biāo)體系,并利用該體系對(duì)目前沈陽市的房地產(chǎn)業(yè)可持續(xù)發(fā)展?fàn)顩r進(jìn)行評(píng)價(jià),主要內(nèi)容如下: 介紹可持續(xù)發(fā)展理論的定義、內(nèi)涵、目標(biāo),將其與當(dāng)?shù)禺a(chǎn)業(yè)結(jié)合總結(jié)出房地產(chǎn)業(yè)可持續(xù)發(fā)展的理論框架,為選取評(píng)價(jià)指標(biāo)奠定基礎(chǔ); 按照可持續(xù)發(fā)展戰(zhàn)略的要求,房地產(chǎn)業(yè)需要與經(jīng)濟(jì)、人口、環(huán)境、資源協(xié)調(diào)發(fā)展才能實(shí)現(xiàn)其可持續(xù)的目標(biāo),所以本文選取這4個(gè)指標(biāo)作為評(píng)價(jià)體系的一級(jí)指標(biāo),再?gòu)拿總(gè)指標(biāo)中發(fā)散出5個(gè)二級(jí)指標(biāo),這就初步構(gòu)建了由4個(gè)一級(jí)指標(biāo)20個(gè)二級(jí)指標(biāo)為基礎(chǔ)的房地產(chǎn)業(yè)可持續(xù)發(fā)展的評(píng)價(jià)體系,然后在因子分析法的基礎(chǔ)上利用軟件SPSS19.0對(duì)這4個(gè)一級(jí)指標(biāo)逐一篩選,每個(gè)一級(jí)指標(biāo)篩選出3個(gè)二級(jí)指標(biāo),最終得到由4個(gè)一級(jí)指標(biāo)和12個(gè)二級(jí)指標(biāo)構(gòu)建的評(píng)價(jià)體系; 引入層次分析法來確立評(píng)價(jià)體系的權(quán)重,使用軟件Yaahp來實(shí)現(xiàn)其結(jié)果,最終數(shù)據(jù)顯示:從總體可持續(xù)狀態(tài)來看,2003年至2010年沈陽市房地產(chǎn)業(yè)可持續(xù)狀態(tài)整體處于上升的趨勢(shì),2006年之前可持續(xù)發(fā)展水平較低,之后可持續(xù)發(fā)展?fàn)顩r不斷改善,在2010年突破首次100達(dá)到101.97的高水平狀態(tài);從一級(jí)評(píng)價(jià)指標(biāo)來看,經(jīng)濟(jì)、環(huán)境一直處于中度狀態(tài),雖然有所提升但是幅度不大,人口、資源的可持續(xù)發(fā)展?fàn)顟B(tài)近些年明顯好轉(zhuǎn)。
[Abstract]:The real estate industry, known as the "weather vane" and "barometer" of the national economy, plays a leading and fundamental role in the development of the national economy in recent years. Its related industries involve various fields, including the construction industry and the financial industry. The insurance industry and the real estate service industry, which are closely related to the residents' life, and so on. At the same time, the land transfer funds, which are closely related to the development of the real estate industry, have already occupied half of the government's finances. However, in the process of striding forward the real estate industry, the government pays too much attention to the economic benefits brought by the real estate industry and neglects a series of adverse effects brought by the industry itself: the housing price increases too fast, the ecological environment is destroyed, and the ecological environment is destroyed. The supply of land resources is tight; the market structure is out of balance; the design of houses is unreasonable; the pollution of decoration materials seriously restricts the subsequent development of the real estate industry. Along with these problems prominent, the sustainable development of economy gets the consensus of the government and academia more and more. In view of the special position of the real estate industry in the national economy, the sustainable development is introduced into the real estate industry. Finally guide the national economy into the state of sustainable development. By consulting a large number of documents and periodicals, this paper combines the theory of sustainable development with the real estate industry, and constructs the index system of the sustainable development of real estate industry. This system is used to evaluate the sustainable development of real estate industry in Shenyang. The main contents are as follows: the definition, connotation and goal of the theory of sustainable development are introduced. The theoretical framework of sustainable development of real estate industry is summed up by combining it with local industry, which lays the foundation for selecting evaluation index, according to the requirements of sustainable development strategy, real estate industry needs and economy, population, environment, In order to achieve its sustainable goal, this paper selects the four indicators as the first class index of the evaluation system, and then spreads out five secondary indicators from each index. The evaluation system of the sustainable development of real estate industry, which is based on 20 second-class indexes, is preliminarily constructed, and then the software SPSS 19.0 is used on the basis of factor analysis to screen the four first-level indicators one by one. The evaluation system constructed by 4 primary indexes and 12 secondary indexes was obtained by selecting 3 secondary indicators for each primary index, and the weight of the evaluation system was established by introducing the analytic hierarchy process (AHP), and the results were achieved by using the software Yaahp. The final data show that the overall sustainable state of real estate industry in Shenyang from 2003 to 2010 is on the rise from 2003 to 2010, the level of sustainable development before 2006 is low, and the sustainable development situation has been improving continuously since then. In 2010, it broke through the high level of 101.97 for the first time. From the first evaluation index, the economy and environment have been in a moderate state, although the extent of improvement is not large, the sustainable development of population and resources has obviously improved in recent years.
