【摘要】：隨著房地產(chǎn)行業(yè)的不斷發(fā)展，越來(lái)越多的房地產(chǎn)企業(yè)面臨跨區(qū)域發(fā)展與多項(xiàng)目同時(shí)開(kāi)展的問(wèn)題。在這樣的形勢(shì)之下，一體化操作下的房地產(chǎn)企業(yè)在施工管理方面也同樣會(huì)面臨一些問(wèn)題，一是房地產(chǎn)企業(yè)在管理自身施工企業(yè)過(guò)程中的管理成本過(guò)高；二是房地產(chǎn)企業(yè)的全部施工項(xiàng)目都由自身施工企業(yè)完成，這樣會(huì)導(dǎo)致集團(tuán)內(nèi)資金得不到有效利用；三是施工企業(yè)在跨地區(qū)發(fā)展方面存在著一定的局限性和制約性。 本文認(rèn)為解決一體化操作下的房地產(chǎn)企業(yè)所面臨問(wèn)題的有效途徑是在一體化操作體系下引入施工戰(zhàn)略聯(lián)盟。同時(shí)，一體化操作下的房地產(chǎn)企業(yè)對(duì)施工戰(zhàn)略聯(lián)盟進(jìn)行科學(xué)有效的管理，對(duì)于施工戰(zhàn)略聯(lián)盟企業(yè)的績(jī)效評(píng)價(jià)是不可或缺的。 本文圍繞施工戰(zhàn)略聯(lián)盟的管理機(jī)制以及施工企業(yè)績(jī)效評(píng)價(jià)兩個(gè)方面，對(duì)一體化操作下的房地產(chǎn)企業(yè)展開(kāi)研究。在研究一體化操作下的房地產(chǎn)企業(yè)的特點(diǎn)以及戰(zhàn)略聯(lián)盟的研究成果的基礎(chǔ)上，，通過(guò)房地產(chǎn)開(kāi)發(fā)企業(yè)的視角來(lái)管理戰(zhàn)略聯(lián)盟中的施工企業(yè)；建立針對(duì)聯(lián)盟中的施工企業(yè)的績(jī)效評(píng)價(jià)體系；通過(guò)實(shí)施了施工戰(zhàn)略聯(lián)盟的房地產(chǎn)企業(yè)JD與尚未采用戰(zhàn)略聯(lián)盟的房地產(chǎn)企業(yè)ZYJY的對(duì)比案例分析，證實(shí)了一體化操作下的房地產(chǎn)企業(yè)引入施工戰(zhàn)略聯(lián)盟的有效性和可行性。
[Abstract]:With the continuous development of the real estate industry, more and more real estate enterprises are faced with the problem of cross-regional development and multi-project development at the same time. Under this situation, the real estate enterprises under the integrated operation will also face some problems in the construction management. First, the management cost of the real estate enterprises in the process of managing their own construction enterprises is too high; Second, all construction projects of real estate enterprises are completed by their own construction enterprises, which will lead to the lack of effective use of funds in the group; third, construction enterprises in cross-regional development has certain limitations and constraints. This paper holds that the effective way to solve the problems faced by the real estate enterprises under the integrated operation is to introduce the construction strategic alliance under the integrated operation system. At the same time, it is indispensable for the performance evaluation of the construction strategic alliance to manage the construction strategic alliance scientifically and effectively by the real estate enterprise under the integrated operation. This paper focuses on the management mechanism of the construction strategic alliance and the performance evaluation of the construction enterprises, and studies the real estate enterprises under the integrated operation. Based on the study of the characteristics of the real estate enterprises under the integrated operation and the research results of the strategic alliance, the construction enterprises in the strategic alliance are managed from the perspective of the real estate development enterprises. Establish the performance evaluation system for the construction enterprises in the alliance, through the implementation of the construction strategy alliance of real estate enterprises JD and ZYJY real estate enterprises that have not yet adopted the strategic alliance of the comparative case analysis, The effectiveness and feasibility of introducing construction strategic alliance into real estate enterprises under integrated operation are confirmed.
