【摘要】:最近十幾年,房地產(chǎn)行業(yè)發(fā)展態(tài)勢(shì)迅猛,并持續(xù)拉動(dòng)我國(guó)經(jīng)濟(jì)快速增長(zhǎng)。作為資金密集型行業(yè)代表,更多地采用在商業(yè)銀行獲取資金支持,與此同時(shí)商業(yè)銀行也承擔(dān)了絕大部分的金融風(fēng)險(xiǎn)。銀行如果對(duì)房地產(chǎn)開(kāi)發(fā)貸款的風(fēng)險(xiǎn)評(píng)估不到位、控制手段不得當(dāng),不但直接影響銀行的資產(chǎn)質(zhì)量,也不利于房地產(chǎn)行業(yè)健康快速發(fā)展,同時(shí)還將阻礙我國(guó)經(jīng)濟(jì)持續(xù)發(fā)展的步伐。本文的目的是為建行黑龍江省分行在房地產(chǎn)開(kāi)發(fā)貸款業(yè)務(wù)的風(fēng)險(xiǎn)管理方面提供一定的建議與參考,規(guī)避風(fēng)險(xiǎn),保證資產(chǎn),促進(jìn)國(guó)民經(jīng)濟(jì)繼續(xù)穩(wěn)定增長(zhǎng)。本文以建行黑龍江省分行作為研究對(duì)象,首先對(duì)國(guó)內(nèi)外文獻(xiàn)進(jìn)行綜述,研究以往學(xué)者對(duì)商業(yè)銀行房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)的理論貢獻(xiàn),結(jié)合對(duì)建行黑龍江省分行房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)管理的現(xiàn)狀及存在的問(wèn)題,進(jìn)行針對(duì)性的具體分析。在現(xiàn)有的房地產(chǎn)開(kāi)發(fā)貸款業(yè)務(wù)情況和信貸政策基礎(chǔ)上,提出了還存在信貸政策調(diào)整不及時(shí)、信貸業(yè)務(wù)流程有待完善等問(wèn)題。在挖掘出貸款業(yè)務(wù)的問(wèn)題之后,提出了其房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)的構(gòu)成表現(xiàn)及影響因素分析,首先是從信用風(fēng)險(xiǎn)、市場(chǎng)風(fēng)險(xiǎn)、操作風(fēng)險(xiǎn)和政策風(fēng)險(xiǎn)四個(gè)方面分析風(fēng)險(xiǎn)的構(gòu)成,然后分別從內(nèi)、外部分析了風(fēng)險(xiǎn)的影響因素。最后相應(yīng)的提出了建行黑龍江省分行房地產(chǎn)開(kāi)發(fā)貸款風(fēng)險(xiǎn)管理改進(jìn)的對(duì)策與建議,包括信貸政策層面風(fēng)險(xiǎn)防范對(duì)策、完善信貸業(yè)務(wù)流程、改進(jìn)風(fēng)險(xiǎn)管理體系、重視客戶經(jīng)理隊(duì)伍建設(shè)、創(chuàng)新信用風(fēng)險(xiǎn)轉(zhuǎn)移產(chǎn)品等。本文的研究運(yùn)用了大量建行黑龍江省分行房地產(chǎn)開(kāi)發(fā)貸款業(yè)務(wù)的相關(guān)數(shù)據(jù),和定性分析的文獻(xiàn)資料法,基于理論結(jié)合實(shí)際的原則,對(duì)黑龍江省分行房地產(chǎn)信貸風(fēng)險(xiǎn)管理進(jìn)行了探討,其研究結(jié)果對(duì)于建行黑龍江省分行乃至我國(guó)其他商業(yè)銀行在這一領(lǐng)域如何去識(shí)別風(fēng)險(xiǎn)、評(píng)價(jià)風(fēng)險(xiǎn)、分散和化解房地產(chǎn)信貸風(fēng)險(xiǎn)給出了一些有益的建議。
[Abstract]:In the last ten years, the real estate industry develops rapidly, and continues to pull the rapid growth of our economy. As a representative of capital-intensive industries, commercial banks take on most of the financial risks. If the risk assessment of real estate development loan is not in place and the control measures are not appropriate, the bank will not only directly affect the bank's asset quality, but also be unfavorable to the healthy and rapid development of the real estate industry, at the same time, it will hinder the pace of sustainable economic development of our country. The purpose of this paper is to provide some suggestions and references for the risk management of real estate development loan business in Heilongjiang Branch of China Construction Bank, to avoid risks, to ensure assets and to promote the steady growth of national economy. This paper takes the branch of China Construction Bank of Heilongjiang Province as the research object. Firstly, it summarizes the literature at home and abroad, and studies the theoretical contribution of previous scholars to the risk of real estate development loan of commercial banks. Combined with the current situation and existing problems of real estate development loan risk management in Heilongjiang Branch of China Construction Bank, this paper makes a specific analysis. On the basis of the existing real estate development loan business and credit policy, it is pointed out that there are still some problems, such as the adjustment of credit policy is not timely, the credit business process needs to be improved, and so on. After digging out the problems of loan business, this paper puts forward the composition performance and influence factors analysis of loan risk in real estate development. Firstly, it analyzes the composition of risk from four aspects: credit risk, market risk, operational risk and policy risk. Then it analyzes the influencing factors of risk from the internal and external aspects. Finally, the paper puts forward the countermeasures and suggestions to improve the risk management of real estate development loan in Heilongjiang Branch of China Construction Bank, including the risk prevention countermeasures at the credit policy level, the improvement of the credit business process, and the improvement of the risk management system. Attach importance to the construction of customer manager team, innovation of credit risk transfer products and so on. This paper uses a large number of real estate development loan business data of China Construction Bank Heilongjiang Branch, and qualitative analysis of the literature method, based on the principle of combining theory with practice. This paper discusses the management of real estate credit risk in Heilongjiang province branch, and the results of the research on how to identify the risk and evaluate the risk in the field of construction bank Heilongjiang province branch and other commercial banks in China. Disperse and dissolve the real estate credit risk to give some beneficial suggestions.
