綠色生態(tài)建筑理念在地產(chǎn)項目應用初探

【摘要】:我國正處于城市化快速發(fā)展的時期,同時伴隨能源消耗以及生態(tài)環(huán)境惡化等各種問題。城市化進程當中的房地產(chǎn)業(yè)表現(xiàn)出量增質不變的困局。同質化嚴重,鮮有自己的核心競爭力以及環(huán)境惡化交集在一起,嚴重阻礙房地產(chǎn)的健康發(fā)展。為了實現(xiàn)建筑的可持續(xù)發(fā)展,建造綠色生態(tài)建筑變得必要和迫切,它是我國房地產(chǎn)發(fā)展的方向。論文以綠色生態(tài)建筑為研究對象,工程做法以及效益評估為研究內容,GF項目作為案例,對綠色生態(tài)建筑進行實踐性的分析。 論文首先明確了綠色生態(tài)建筑的相關概念,回顧了綠色建筑的發(fā)展歷程以及目前的應用情況,在此基礎上闡述綠色生態(tài)建筑的設計理念以及其推廣,為日后的實踐作前期準備。進一步解釋常用的綠色生態(tài)建筑的工程方法,為后續(xù)的實線工作提供了理論依據(jù)以及實踐的途徑,最后將一系列的工程做法運用到實際工程當中,通過效益評估得出不同工程做法運用中產(chǎn)生的各種環(huán)境效益和經(jīng)濟效益以及社會效益。 研究發(fā)現(xiàn),綠色生態(tài)理論在我國地產(chǎn)項目中尚處于起步和嘗試階段,隨著觀念的轉變,未來應有廣闊的發(fā)展空間,,其中綠色生態(tài)技術方面,目前最具適應性的是節(jié)水型用水器具技術和燈光節(jié)能技術,而通過具體案例分析,應用污水處理及回用系統(tǒng)、水循環(huán)系統(tǒng)、節(jié)水型用水器具、陽光車庫設計理念、機械停車技術、燈光照明的節(jié)能效益、太陽能熱水器技術等,僅在該項目中可取得綜合經(jīng)濟效益480.87萬/年。另外由于綠化率和節(jié)水率大大提升,可以產(chǎn)生良好的環(huán)境效益和宜人居住的社會效益。在綠色生態(tài)建筑各項技術中,污水處理及回用系統(tǒng)創(chuàng)造的經(jīng)濟效益最明顯,其次是運用節(jié)水型用水器具,適宜加以推廣。 因此,建議政府大力發(fā)展綠色生態(tài)技術,把綠色生態(tài)理念運用到房地產(chǎn)事業(yè)當中,為美化環(huán)境,實現(xiàn)可持續(xù)發(fā)展作貢獻。
[Abstract]:China is in the period of rapid development of urbanization, along with energy consumption and deterioration of ecological environment and other problems. The real estate industry in the process of urbanization shows the dilemma of increasing quantity and quality. Homogenization, lack of their own core competitiveness and environmental degradation, seriously hinder the healthy development of real estate. In order to realize the sustainable development of architecture, it is necessary and urgent to build green ecological building, which is the direction of real estate development in China. This paper takes the green ecological building as the research object, the engineering practice and the benefit evaluation as the research content and the GF project as the case, carries on the practical analysis to the green ecological building. Firstly, the paper clarifies the related concepts of green ecological building, reviews the development course and current application of green building, and then expounds the design concept and popularization of green ecological building, which will prepare for the practice in the future. To further explain the common engineering methods of green ecological building, it provides the theoretical basis and practical approach for the follow-up solid line work. Finally, a series of engineering practices are applied to practical projects. The environmental benefits, economic benefits and social benefits of different engineering practices are obtained through benefit evaluation. It is found that the theory of green ecology is still at the beginning and trial stage in real estate projects in our country. With the change of concept, there should be broad space for development in the future, among which green ecological technology, At present, the most adaptable technologies are water-saving water appliances and light energy saving technologies. Through the analysis of specific cases, the application of sewage treatment and reuse systems, water circulation systems, water-saving water appliances, sunshine garage design concepts, Mechanical parking technology, energy saving benefit of lighting, solar water heater technology, etc., can only get comprehensive economic benefit 4.8087 million / year in this project. In addition, the green rate and water saving rate are greatly improved, which can produce good environmental benefits and pleasant social benefits. Among the various technologies of green ecological building, sewage treatment and reuse system have the most obvious economic benefits, followed by the use of water-saving water appliances, which is suitable to be popularized. Therefore, it is suggested that the government should make great efforts to develop green ecological technology, apply the concept of green ecology to the real estate industry, and contribute to beautifying the environment and realizing sustainable development.
