【摘要】:隨著我國城市發(fā)展,以及人們生活水平的提高,小區(qū)住宅越來越成為人們居住的主流;同時(shí)城市的現(xiàn)代化、人們對(duì)居住空間的可持續(xù)發(fā)展的要求,伴隨房地產(chǎn)商品經(jīng)濟(jì)發(fā)展的必然產(chǎn)物——物業(yè)管理要得到迫切的改變,已成為一種必然的趨勢(shì)。對(duì)于小區(qū)物業(yè)管理來說,其工作流程的繁雜性、多樣化、管理復(fù)雜、收繳費(fèi)用與設(shè)備維護(hù)繁瑣。而計(jì)算機(jī)已完全能夠勝任物業(yè)管理工作,而且更加準(zhǔn)確、方便、快捷、高效、清晰、透明,這將給項(xiàng)目查詢和管理帶來非常大的方便,從而給物業(yè)管理工作帶來更高的效率和效益。因此,開發(fā)一套高效率、無差錯(cuò)的小區(qū)物業(yè)管理系統(tǒng)軟件十分必要。 本文以小區(qū)物業(yè)管理系統(tǒng)為背景,采用軟件工程的原理和方法,對(duì)系統(tǒng)各個(gè)環(huán)節(jié)從業(yè)務(wù)需求、功能需求、總體設(shè)計(jì)到功能模塊設(shè)計(jì)等方面進(jìn)行了詳細(xì)的分析,論文的主要貢獻(xiàn)是: 1、介紹了選題背景、研究目的和意義,綜述了軟件建模、UML技術(shù)、數(shù)據(jù)庫等相關(guān)技術(shù)和方法。 2、完成了系統(tǒng)需求分析,采用活動(dòng)圖和用例圖表達(dá)了系統(tǒng)的業(yè)務(wù)需求和功能需求,給出了物業(yè)基本信息管理、收費(fèi)管理、投訴處理、報(bào)修管理活動(dòng)圖、用例圖,進(jìn)行了主要用例的描述,提出了非功能需求。 3、在需求分析的基礎(chǔ)上,進(jìn)行了系統(tǒng)設(shè)計(jì),包括總體功能設(shè)計(jì)、功能模塊設(shè)計(jì)和數(shù)據(jù)庫設(shè)計(jì),給出了系統(tǒng)總體結(jié)構(gòu)包圖,采用包圖、類圖、順序圖表達(dá)了基本信息管理、收費(fèi)管理、投訴處理、報(bào)修管理、員工管理模塊的功能設(shè)計(jì),采用實(shí)體屬性圖、E-R圖表達(dá)了系統(tǒng)數(shù)據(jù)庫概念設(shè)計(jì),給出了主要的數(shù)據(jù)庫表結(jié)構(gòu)。
[Abstract]:With the development of Chinese cities and the improvement of people's living standards, residential housing has become the mainstream of people's living, meanwhile, with the modernization of cities, people's requirements for sustainable development of living space, With the development of real estate commodity economy, it has become an inevitable trend that real estate management should be changed urgently. For residential property management, its workflow is complex, diversified, complex management, collection of fees and maintenance of equipment cumbersome. The computer has been fully competent in property management, and it is more accurate, convenient, fast, efficient, clear and transparent, which will bring great convenience to project inquiry and management. Thus to property management work to bring higher efficiency and efficiency. Therefore, it is necessary to develop a set of efficient and error-free residential property management system software. In this paper, based on the property management system of residential area, the principle and method of software engineering are used to analyze the various aspects of the system in detail, such as business requirement, function requirement, overall design and function module design, etc. The main contributions of the paper are: 1. This paper introduces the background, purpose and significance of the research, and summarizes the related technologies and methods of software modeling, such as UML, database and so on. 2. The system requirement analysis is completed, the business and function requirements of the system are expressed by activity diagram and use case diagram, and the basic information management of property, charge management, complaint handling, repair management activity diagram, use case diagram are given. The main use cases are described and the non-functional requirements are proposed. 3. On the basis of requirement analysis, the system design is carried out, including general function design, function module design and database design. The general structure package diagram of the system is given, and the basic information management is expressed by package diagram, class diagram and sequence diagram. The function design of charge management, complaint management, repair management and employee management module is presented. The concept design of system database is expressed by entity attribute graph E-R diagram, and the main database table structure is given.
