陜西房地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力研究

【摘要】:隨著我國(guó)房地產(chǎn)調(diào)控政策的陸續(xù)出臺(tái),房地產(chǎn)行業(yè)不斷調(diào)整,市場(chǎng)競(jìng)爭(zhēng)日趨激烈,房地產(chǎn)企業(yè)面臨的外部環(huán)境發(fā)生劇烈變化,依靠粗放型的經(jīng)營(yíng)管理方式就能獲取暴利的時(shí)代已經(jīng)結(jié)束。房地產(chǎn)企業(yè)必須提高企業(yè)的科學(xué)決策能力和管理水平,改變企業(yè)的粗放式發(fā)展方式,注重企業(yè)的長(zhǎng)遠(yuǎn)發(fā)展,培育房地產(chǎn)企業(yè)的核心競(jìng)爭(zhēng)力,才能獲得持久的競(jìng)爭(zhēng)優(yōu)勢(shì)。本文以提高陜西房地產(chǎn)企業(yè)的競(jìng)爭(zhēng)力為目標(biāo),以核心競(jìng)爭(zhēng)力為理論基礎(chǔ),運(yùn)用文獻(xiàn)研究法、價(jià)值鏈分析法、因子分析和聚類分析等方法展開研究。本文的研究?jī)?nèi)容主要包括以下四部分: ⑴房地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力理論分析。結(jié)合房地產(chǎn)企業(yè)的特點(diǎn),重新界定房地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力的含義和特征,通過房地產(chǎn)企業(yè)價(jià)值鏈和供應(yīng)鏈分析,構(gòu)建房地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力的構(gòu)成要素體系和結(jié)構(gòu)模型; ⑵對(duì)陜西房地產(chǎn)企業(yè)的發(fā)展?fàn)顩r進(jìn)行深入分析。運(yùn)用PEST模型和五力模型對(duì)陜西房地產(chǎn)企業(yè)面臨的外部發(fā)展環(huán)境進(jìn)行分析,從房地產(chǎn)企業(yè)的數(shù)量、融資、資產(chǎn)負(fù)債、經(jīng)營(yíng)收入、盈利能力等方面進(jìn)行現(xiàn)狀分析,最后指出了當(dāng)前陜西房地產(chǎn)企業(yè)存在的問題; ⑶陜西房地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力識(shí)別及其特征分析。設(shè)計(jì)研究樣本,通過問卷調(diào)查獲得關(guān)于陜西房地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力的研究數(shù)據(jù),首先進(jìn)行因子分析,將房地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力分解為十個(gè)方面的關(guān)鍵能力,然后根據(jù)公共因子得分進(jìn)行聚類分析,,將陜西房地產(chǎn)企業(yè)分為“發(fā)展型”企業(yè)和“成長(zhǎng)型”企業(yè)兩類,深入剖析兩類企業(yè)的核心競(jìng)爭(zhēng)力特征; ⑷培育陜西房地產(chǎn)企業(yè)核心競(jìng)爭(zhēng)力對(duì)策建議。對(duì)陜西房地產(chǎn)企業(yè)進(jìn)行SWOT分析之后,從政府角度和企業(yè)角度對(duì)陜西房地產(chǎn)企業(yè)培育核心競(jìng)爭(zhēng)力提出對(duì)策建議。
[Abstract]:With the introduction of China's real estate regulation and control policies, the real estate industry is constantly adjusting, the market competition is becoming increasingly fierce, and the external environment facing real estate enterprises has changed dramatically.The era of relying on extensive management to obtain windfall profits has come to an end.Real estate enterprises must improve their scientific decision-making ability and management level, change the extensive development mode of enterprises, pay attention to the long-term development of enterprises, cultivate the core competitiveness of real estate enterprises, in order to obtain lasting competitive advantage.With the aim of improving the competitiveness of Shaanxi real estate enterprises and the theoretical basis of core competence, this paper uses the methods of literature research, value chain analysis, factor analysis and cluster analysis to carry out the research.The research content of this paper mainly includes the following four parts:1 theoretical analysis of core competence of real estate enterprises.According to the characteristics of real estate enterprises, this paper redefines the meaning and characteristics of the core competitiveness of real estate enterprises, and through the analysis of the value chain and supply chain of real estate enterprises, constructs the system and structural model of the core competitiveness of real estate enterprises.2 to the Shaanxi real estate enterprise's development condition carries on the thorough analysis.This paper analyzes the external development environment of Shaanxi real estate enterprises by using PEST model and five force model, and analyzes the current situation of real estate enterprises in terms of their quantity, financing, assets and liabilities, operating income, profitability and so on.Finally, it points out the existing problems of Shaanxi real estate enterprises;Identification and characteristic analysis of the core competence of Shaanxi real estate enterprises.Design the research sample, obtain the research data about Shaanxi real estate enterprise's core competence through the questionnaire survey, first carry on factor analysis, decompose the real estate enterprise's core competence into ten aspects of key ability.Then according to the public factor score cluster analysis, Shaanxi real estate enterprises are divided into "development" and "growth" enterprises, in-depth analysis of the core competitiveness of the two types of enterprises;4. Countermeasures and suggestions for cultivating the core competitiveness of Shaanxi real estate enterprises.After the SWOT analysis of Shaanxi real estate enterprises, the countermeasures and suggestions are put forward from the angle of government and enterprise to cultivate the core competitiveness of Shaanxi real estate enterprises.
