【摘要】:本文是一份真實(shí)完整的具備操作可行性的房地產(chǎn)項(xiàng)目商業(yè)計(jì)劃書,是以所屬企業(yè)的經(jīng)營(yíng)視角對(duì)項(xiàng)目的可行性論證,因此部分內(nèi)容會(huì)涉及企業(yè)的商業(yè)隱私,故而對(duì)文章題目和內(nèi)文中涉及“青島春光養(yǎng)老地產(chǎn)項(xiàng)目”企業(yè)信息的文字以“QDCG養(yǎng)老地產(chǎn)項(xiàng)目”替代。 本文擬運(yùn)用理論和實(shí)證分析的方法,通過(guò)對(duì)國(guó)內(nèi)外成熟的養(yǎng)老服務(wù)內(nèi)容、養(yǎng)老服務(wù)開發(fā)項(xiàng)目、青島養(yǎng)老服務(wù)市場(chǎng)的研究,分析借鑒國(guó)內(nèi)外先進(jìn)經(jīng)驗(yàn)、充分考察項(xiàng)目落地適應(yīng)性的基礎(chǔ)上,嘗試對(duì)QDCG養(yǎng)老項(xiàng)目的市場(chǎng)前景、發(fā)展定位、營(yíng)銷策略、財(cái)務(wù)評(píng)價(jià)、風(fēng)險(xiǎn)分析等方面提出相關(guān)的建議;提出了以居家為基礎(chǔ),統(tǒng)一服務(wù)標(biāo)準(zhǔn);以社區(qū)為依托,統(tǒng)一配套標(biāo)準(zhǔn),,以機(jī)構(gòu)為支撐,統(tǒng)一專業(yè)標(biāo)準(zhǔn),關(guān)注傳統(tǒng)文化、心理、生理需求”的“三位一體”養(yǎng)老模式;以及從養(yǎng)老到泛養(yǎng)老,涵蓋健康養(yǎng)生、度假養(yǎng)老的兼容性復(fù)合型功能全齡社區(qū)的開發(fā)理念;QDCG養(yǎng)老項(xiàng)目以養(yǎng)老地產(chǎn)為開發(fā)契機(jī),其核心是養(yǎng)老及醫(yī)療,達(dá)到醫(yī)養(yǎng)結(jié)合,在此之外,連綴養(yǎng)老服務(wù)從業(yè)人員的教育培訓(xùn)、食品營(yíng)養(yǎng)、醫(yī)療保健、康體休閑、學(xué)習(xí)娛樂(lè)、研發(fā)應(yīng)用等上下游行業(yè)構(gòu)成產(chǎn)業(yè)閉環(huán),達(dá)成一個(gè)既能本體自足,又能服務(wù)外延的具有綜合體性質(zhì)的城市養(yǎng)老服務(wù)解決方案。 本文對(duì)于養(yǎng)老地產(chǎn)即養(yǎng)老問(wèn)題商業(yè)化、市場(chǎng)化解決方案這一領(lǐng)域的研究,將會(huì)深度挖掘養(yǎng)老這一巨大的市場(chǎng)潛力,為養(yǎng)老問(wèn)題市場(chǎng)化、系統(tǒng)化解決方案提供研究成果與理論支持。

In this paper, the research on the field of pension real estate, that is, the commercialization and market-based solution of the pension problem, will deeply explore the huge potential of the pension market, and provide research results and theoretical support for the marketization and systematic solution of the pension problem.
