重慶房地產(chǎn)業(yè)市場(chǎng)結(jié)構(gòu)、效率與績(jī)效關(guān)系研究

【摘要】:隨著城鎮(zhèn)住房制度改革的深化,房地產(chǎn)業(yè)得到了迅速的發(fā)展,其為拉動(dòng)經(jīng)濟(jì)增長(zhǎng),改善人民的居住條件做出了巨大貢獻(xiàn)。但發(fā)展中也存在著諸如房?jī)r(jià)上漲過(guò)快、市場(chǎng)供求結(jié)構(gòu)不均衡、產(chǎn)業(yè)績(jī)效低下等問(wèn)題,針對(duì)這些問(wèn)題,國(guó)內(nèi)外學(xué)者分別從不同角度對(duì)其進(jìn)行研究。本文從產(chǎn)業(yè)組織角度出發(fā),選取重慶房地產(chǎn)業(yè)作為研究對(duì)象,以市場(chǎng)力假說(shuō)和效率結(jié)構(gòu)假說(shuō)為理論基礎(chǔ),實(shí)證分析重慶房地產(chǎn)市場(chǎng)結(jié)構(gòu)、效率與績(jī)效的關(guān)系,找出影響重慶房地產(chǎn)業(yè)績(jī)效的根源。 本文首先介紹了關(guān)于市場(chǎng)結(jié)構(gòu)與績(jī)效關(guān)系的理論及相關(guān)研究成果。其次,簡(jiǎn)單分析了重慶地產(chǎn)行業(yè)現(xiàn)狀,重點(diǎn)分析了重慶房地產(chǎn)行業(yè)市場(chǎng)結(jié)構(gòu)。再次,對(duì)重慶房地產(chǎn)業(yè)效率進(jìn)行測(cè)算,并做了分析。最后,在測(cè)算重慶房地產(chǎn)行業(yè)績(jī)效的基礎(chǔ)上,對(duì)重慶房地產(chǎn)行業(yè)市場(chǎng)結(jié)構(gòu)與績(jī)效的關(guān)系進(jìn)行了分析,并根據(jù)結(jié)論結(jié)合發(fā)展現(xiàn)狀提出政策建議。 本文主要得出以下結(jié)論:(1)重慶房地產(chǎn)行業(yè)集中度還比較低,,按照集中度對(duì)市場(chǎng)結(jié)構(gòu)的劃分標(biāo)準(zhǔn),重慶房地產(chǎn)市場(chǎng)屬于競(jìng)爭(zhēng)型市場(chǎng)結(jié)構(gòu),但重慶房地產(chǎn)業(yè)的集中度在不斷提高。通過(guò)對(duì)重慶房地產(chǎn)業(yè)六類(lèi)資質(zhì)企業(yè)市場(chǎng)份額的測(cè)算,發(fā)現(xiàn)在市場(chǎng)份額總量上,二級(jí)、三級(jí)和暫定級(jí)企業(yè)的市場(chǎng)份額占主導(dǎo)地位。(2)重慶房地產(chǎn)業(yè)技術(shù)效率不高的原因是規(guī)模效率不高,即企業(yè)沒(méi)有達(dá)到最優(yōu)的規(guī)模,資源沒(méi)有得到最優(yōu)的配置。(3)重慶房地產(chǎn)行業(yè)不存在市場(chǎng)力假說(shuō),但具有一定的規(guī)模效率結(jié)構(gòu)假說(shuō)的特點(diǎn),認(rèn)為效率是影響重慶房地產(chǎn)業(yè)績(jī)效的主要因素。
[Abstract]:With the deepening of urban housing system reform, the real estate industry has developed rapidly, which has made a great contribution to stimulating economic growth and improving the living conditions of the people. The market supply and demand structure is unbalanced and the industry performance is low. In view of these problems, scholars at home and abroad have studied them from different angles. This paper selects Chongqing real estate industry as the research object from the angle of industrial organization. On the basis of market power hypothesis and efficiency structure hypothesis, this paper empirically analyzes the structure of Chongqing real estate market, the relationship between efficiency and performance, and finds out the root of affecting the performance of Chongqing real estate industry. This paper first introduces the theory of the relationship between market structure and performance and related research results. Secondly, it briefly analyzes the current situation of real estate industry in Chongqing, focusing on the structure of real estate market in Chongqing. Finally, on the basis of measuring the performance of Chongqing real estate industry, the relationship between market structure and performance of Chongqing real estate industry is analyzed. And according to the conclusion of the development of the current situation and put forward policy recommendations. The main conclusions of this paper are as follows: 1) the concentration of real estate industry in Chongqing is still relatively low. According to the standard of market structure, the real estate market in Chongqing belongs to the competitive market structure. However, the concentration of the real estate industry in Chongqing is constantly increasing. Through the calculation of the market share of the six types of qualified enterprises in Chongqing real estate industry, it is found that in the total market share, the second level, The reason why the technical efficiency of the real estate industry in Chongqing is not high is that the scale efficiency is not high, that is, the enterprises do not reach the optimal scale. The market power hypothesis does not exist in Chongqing real estate industry, but it has the characteristics of scale efficiency structure hypothesis, which holds that efficiency is the main factor influencing the performance of Chongqing real estate industry.
