【摘要】：房地產(chǎn)行業(yè)已成為我國(guó)國(guó)民經(jīng)濟(jì)的重要組成部分和增長(zhǎng)點(diǎn),而我國(guó)房地產(chǎn)行業(yè)經(jīng)歷2005~2008年間的輝煌期及2009-2013年的蕭條期,在2014年年底之后又迎來(lái)了新一輪生機(jī);而目前房地產(chǎn)行業(yè)內(nèi)部的競(jìng)爭(zhēng)已經(jīng)愈來(lái)愈趨于白熱化。項(xiàng)目可行性研究作為項(xiàng)目開(kāi)發(fā)的提綱挈領(lǐng),對(duì)項(xiàng)目整個(gè)開(kāi)發(fā)周期運(yùn)作的成功與否有相當(dāng)強(qiáng)的指導(dǎo)作用。因此,為實(shí)現(xiàn)項(xiàng)目開(kāi)發(fā)成功運(yùn)作、更多盈利,通過(guò)分析和確定項(xiàng)目在市場(chǎng)需求上的飽和性和適用性、建設(shè)上的定位規(guī)劃可能性、經(jīng)濟(jì)上的贏利性和合理性等問(wèn)題,是十分必要的。本論文運(yùn)用可行性分析的理論依據(jù),通過(guò)研讀國(guó)內(nèi)、國(guó)外相關(guān)著作、資料,吸收其中的相關(guān)經(jīng)驗(yàn),立足目前我國(guó)對(duì)項(xiàng)目可行性研究的現(xiàn)狀,具體結(jié)合國(guó)旅安陽(yáng)城項(xiàng)目的實(shí)例,針對(duì)項(xiàng)目地塊屬性及市場(chǎng)需求、定位及規(guī)劃等內(nèi)容進(jìn)行了系統(tǒng)的分析,通過(guò)對(duì)項(xiàng)目開(kāi)發(fā)的經(jīng)濟(jì)效益和社會(huì)效益進(jìn)行系統(tǒng)估算及分析,有效地對(duì)項(xiàng)目建設(shè)存在的風(fēng)險(xiǎn)進(jìn)行預(yù)判。最終為項(xiàng)目開(kāi)發(fā)單位的建設(shè)必要性及投資總量、利潤(rùn)收益等方面提供可行性的參考依據(jù)。
[Abstract]:The real estate industry has become an important part and growth point of our national economy, and the real estate industry of our country has experienced the brilliant period from 2005 to 2008 and the depression period of 2009-2013, and has ushered in a new round of vitality after the end of 2014. At present, the competition in the real estate industry has become more and more intense. As a brief outline of project development, project feasibility study has a strong guiding effect on the success or failure of the whole development cycle of the project. In order to realize the successful operation of the project development and make more profit, by analyzing and determining the saturation and applicability of the project in the market demand, the possibility of positioning and planning in the construction, the economic profit and rationality, etc. This paper uses the theoretical basis of feasibility analysis, through the study of domestic and foreign related works, materials, absorb the relevant experience, based on the current situation of project feasibility research in China. Combining with the example of Anyang city project, this paper makes a systematic analysis on the properties of the land and market demand, positioning and planning of the project, and estimates and analyzes the economic and social benefits of the project development. Finally, it provides the feasible reference basis for the necessity of the construction of the project development unit, the total investment amount, the profit profit and so on.
