【摘要】：CRM系統(tǒng)與實(shí)測(cè)實(shí)量體系是目前房地產(chǎn)開(kāi)發(fā)企業(yè)新興的管理系統(tǒng),但多數(shù)房企僅對(duì)其孤立地運(yùn)用。如何整合房地產(chǎn)CRM系統(tǒng)和實(shí)測(cè)實(shí)量體系數(shù)據(jù),充分利用其優(yōu)勢(shì),實(shí)現(xiàn)實(shí)測(cè)實(shí)量體系的局部?jī)?yōu)化,最大限度地發(fā)揮其作用,具有研究的現(xiàn)實(shí)意義。本研究通過(guò)排列圖法對(duì)CRM系統(tǒng)和實(shí)測(cè)實(shí)量數(shù)據(jù)進(jìn)行分析對(duì)比,找出工程質(zhì)量的薄弱環(huán)節(jié),并運(yùn)用層次分析法等賦權(quán)法對(duì)分析得出的各項(xiàng)指標(biāo)進(jìn)行排序賦權(quán),再利用風(fēng)險(xiǎn)分析原理對(duì)各質(zhì)量問(wèn)題的風(fēng)險(xiǎn)大小進(jìn)行評(píng)估,并依據(jù)評(píng)估結(jié)果完成對(duì)實(shí)測(cè)實(shí)量體系的優(yōu)化。管理人員可利用優(yōu)化后的實(shí)測(cè)實(shí)量體系,在工程管控過(guò)程中有針對(duì)性地加強(qiáng)管理和改進(jìn)工藝,從而更有效率地提升工程質(zhì)量和改善客戶(hù)體驗(yàn),在成本資源有限投入情況下實(shí)現(xiàn)效益最大化。
[Abstract]:CRM system and real measurement system are emerging management systems in real estate development enterprises at present, but most housing enterprises only use them in isolation. How to integrate the real estate CRM system and the measured real quantity system data to make full use of its advantages, It is of practical significance to realize the local optimization of the real measurement system and play its role to the maximum extent. Through the analysis and comparison of the CRM system and the measured real quantity data by the arrangement diagram method, the weak links of the engineering quality are found out. And the weight method such as Analytic hierarchy process (AHP) is used to rank the indexes, and then the risk of each quality problem is evaluated by using the risk analysis principle. According to the evaluation results, the actual measurement system can be optimized, and the management personnel can use the optimized real quantity system to strengthen the management and improve the technology in the process of engineering management and control. In order to improve the engineering quality and customer experience more efficiently, maximize the benefit under the condition of limited investment of cost resources.
