【摘要】:房地產(chǎn)業(yè)對經(jīng)濟(jì)的發(fā)展有至關(guān)重要的作用,是國民經(jīng)濟(jì)的支柱產(chǎn)業(yè)之一,在創(chuàng)造就業(yè)機(jī)會的同時,還能帶動其他相關(guān)產(chǎn)業(yè)的發(fā)展。我國推行房地產(chǎn)制度改革以來,房價上升速度較快。盡管許多人認(rèn)為現(xiàn)階段我國的房價已經(jīng)嚴(yán)重超出了可承受水平,但是在我國房地產(chǎn)市場是否出現(xiàn)泡沫這個問題上一直存在爭論。國外的經(jīng)驗(yàn)表明,房地產(chǎn)泡沫破裂給國家造成的影響是極其嚴(yán)重的。房地產(chǎn)市場是否健康平穩(wěn)發(fā)展,是否有出現(xiàn)泡沫的趨勢,這關(guān)系到國民經(jīng)濟(jì)能否健康發(fā)展。正確判斷我國房地產(chǎn)市場的狀況有利于盡早采取措施來防范和抑制泡沫的產(chǎn)生,使其可能帶來的危害降到最低,具有重要的現(xiàn)實(shí)意義。本文主要分為六個部分。第一部分簡要介紹了研究背景和研究方法,回顧了國內(nèi)外學(xué)者對房地產(chǎn)泡沫的研究。第二部分介紹了房地產(chǎn)泡沫的概念以及衡量標(biāo)準(zhǔn)。第三部分對美國、西班牙和日本的房地產(chǎn)泡沫事件進(jìn)行了闡述,并分析了這些典型案例帶來的啟示。第四部分結(jié)合我國房地產(chǎn)市場的數(shù)據(jù),采用指標(biāo)分析法對其進(jìn)行了實(shí)證分析。第五部分論述了我國房地產(chǎn)泡沫的成因和危害。最后第六部分針對前文的分析提出了促進(jìn)我國房地產(chǎn)市場健康發(fā)展的若干建議。
[Abstract]:The real estate industry plays a vital role in the development of the economy and is one of the pillar industries of the national economy. While creating employment opportunities, it can also promote the development of other related industries. Although many people believe that the housing prices in our country have seriously exceeded their affordability at this stage, there has always been a debate on whether there is a bubble in the real estate market in our country. The impact of the bursting of the real estate bubble on the country is extremely serious. Is the real estate market developing healthily and smoothly, and is there a trend of bubbles? This is related to the healthy development of the national economy. Correctly judging the situation of the real estate market in our country is conducive to taking early measures to prevent and suppress the emergence of bubbles, so as to minimize the possible harm it may bring. This paper is divided into six parts. The first part briefly introduces the research background and research methods. The second part introduces the concept of real estate bubble and its measurement standard. The third part describes the real estate bubble events in the United States, Spain and Japan. And analyzed the enlightenment brought by these typical cases. 4th part combined with the data of China's real estate market, In the 5th part, the causes and harm of China's real estate bubble are discussed. Finally, the 6th part puts forward some suggestions to promote the healthy development of China's real estate market.
