房地產(chǎn)供應鏈關(guān)鍵業(yè)務流程協(xié)同管理研究

【摘要】:截止目前,對于橫向供應鏈、縱向供應鏈的理論基礎研究已經(jīng)很完善,通過各種技術(shù)和方法實現(xiàn)供應鏈協(xié)同效率的研究也取得了一定的成果。但是在眾多研究中幾乎沒有一種有效的技術(shù)方法將橫向和縱向供應鏈交叉結(jié)合,從而使得企業(yè)獲得更全面的競爭優(yōu)勢,增效供應鏈協(xié)同績效。從行業(yè)應用來看,將橫向和縱向供應鏈管理應用到房地產(chǎn)行業(yè)的研究甚少。從管理技術(shù)來看,尚未發(fā)現(xiàn)有關(guān)業(yè)務流程管理方法和技術(shù)應用到橫向供應鏈管理的相關(guān)研究成果。本文將業(yè)務流程管理技術(shù)與橫向、縱向供應鏈協(xié)同管理理論結(jié)合,應用到房地產(chǎn)行業(yè)。 論文從命題的角度對橫向供應鏈和縱向供應鏈,供應鏈協(xié)同,項目前生命周期,業(yè)務流程管理和技術(shù)進行了闡述。 在上述基礎上,對房地產(chǎn)供應鏈關(guān)鍵業(yè)務流程進行協(xié)同管理。管理思路為:在對未來某房地產(chǎn)項目供應鏈結(jié)構(gòu)進行分析的基礎上,對供應鏈業(yè)務流程進行建模和編排。房地產(chǎn)供應鏈結(jié)構(gòu)分析以橫向一體化供應鏈作為理論基礎,供應鏈業(yè)務流程的編排以縱向一體化供應鏈為理論基礎,運用業(yè)務流程建模軟件作為業(yè)務流程管理工具,通過數(shù)字化建模實現(xiàn)計算機表示,再運用流程編排將橫向供應鏈和縱向供應鏈進行交叉,實現(xiàn)房地產(chǎn)供應鏈協(xié)同管理。在供應鏈業(yè)務流程編排的基礎上,對房地產(chǎn)供應鏈關(guān)鍵業(yè)務流程階段進行劃分,對關(guān)鍵業(yè)務流程中的組織,從橫向供應鏈的角度進行歸類分析,并分析各組織之間的信息交互。在整個協(xié)同思路中,都利用IBM的現(xiàn)代業(yè)務流程建模軟件作為管理工具。 論文以云南城市建設投資有限公司北市區(qū)醫(yī)院項目為例,將業(yè)務流程作為一種管理技術(shù),運用到該實例企業(yè)的工程建設階段,通過業(yè)務流程的模擬建模,對流程、組織資源進行管理,,為房地產(chǎn)供應鏈協(xié)同管理提供方法和手段。 最后,對全文做了總結(jié),對調(diào)研中存在的不足做了補充,對業(yè)務流程建模動態(tài)分析方法的進行了闡述,并提出了房地產(chǎn)供應鏈未來發(fā)展的良好前景。
[Abstract]:Up to now, for the horizontal supply chain, the theoretical foundation of the vertical supply chain has been very perfect. Some achievements have been made in the research of supply chain synergy efficiency through various technologies and methods. However, in many studies, there is almost no effective technical method to combine horizontal and vertical supply chains. From the perspective of industry application, there is little research on the application of horizontal and vertical supply chain management to real estate industry. This paper combines the technology of business process management with the theory of horizontal and vertical supply chain and applies it to the real estate industry. From the propositional point of view, this paper expounds the horizontal and vertical supply chain, supply chain collaboration, pre-project life cycle, business process management and technology. On the basis of the above, the key business process of real estate supply chain is managed in collaboration. The management thought is: on the basis of analyzing the supply chain structure of a real estate project in the future, The real estate supply chain structure analysis is based on the horizontal integrated supply chain, and the supply chain business process arrangement is based on the vertical integrated supply chain. Using the business process modeling software as the business process management tool, the computer representation is realized through digital modeling, and then the horizontal supply chain and the vertical supply chain are intersected by the process arrangement. Based on the arrangement of the supply chain business process, the key business process stages of the real estate supply chain are divided, and the organization of the key business process is classified and analyzed from the perspective of horizontal supply chain. In the whole collaborative thinking, the modern business process modeling software of IBM is used as the management tool. Taking the hospital project of Yunnan Urban Construction Investment Co., Ltd. As an example, this paper takes the business process as a management technology and applies it to the engineering construction stage of the enterprise. The process is modeled by the simulation of the business process. Organize resources management to provide methods and means for real estate supply chain collaborative management. Finally, the paper summarizes the full text, complements the deficiencies in the research, expounds the dynamic analysis method of business process modeling, and puts forward the good prospect of the future development of the real estate supply chain.
