哈爾濱市X小區(qū)建設(shè)項(xiàng)目全過(guò)程造價(jià)控制研究

【摘要】:隨著國(guó)家對(duì)房地產(chǎn)市場(chǎng)宏觀調(diào)控政策的進(jìn)一步趨緊,市場(chǎng)競(jìng)爭(zhēng)也日趨激烈,房地產(chǎn)項(xiàng)目尤其是住宅項(xiàng)目的利潤(rùn)空間逐步被壓縮,客觀上提高了開(kāi)發(fā)商對(duì)項(xiàng)目造價(jià)控制的重視程度。實(shí)施科學(xué)、合理的造價(jià)控制是降低開(kāi)發(fā)成本、提高項(xiàng)目受益能力的最有效途徑之一。全過(guò)程造價(jià)控制理論能夠有效的對(duì)項(xiàng)目的建設(shè)全過(guò)程中各個(gè)階段的造價(jià)進(jìn)行全面的控制,確保將項(xiàng)目的造價(jià)控制在設(shè)定的限額內(nèi)。 論文針對(duì)哈爾濱市X小區(qū)建設(shè)項(xiàng)目的造價(jià)控制的特點(diǎn)和面臨的問(wèn)題,構(gòu)建了項(xiàng)目全過(guò)程造價(jià)控制體系,制定了項(xiàng)目各建設(shè)階段造價(jià)控制的具體措施。依據(jù)項(xiàng)目造價(jià)控制的實(shí)際需要,,詳細(xì)研究了項(xiàng)目各階段造價(jià)控制的主要內(nèi)容和目標(biāo),以及造價(jià)控制的關(guān)鍵點(diǎn)和影響因素,為項(xiàng)目全過(guò)程造價(jià)控制的實(shí)施奠定了基礎(chǔ)。通過(guò)項(xiàng)目造價(jià)控制相關(guān)理論方法和技術(shù)工具的使用對(duì)X小區(qū)建設(shè)項(xiàng)目的造價(jià)進(jìn)行有效的控制,充分利用并節(jié)約項(xiàng)目建設(shè)資源,確保項(xiàng)目造價(jià)目標(biāo)的實(shí)現(xiàn)。 同時(shí)為保障X小區(qū)建設(shè)項(xiàng)目造價(jià)控制工作的有效開(kāi)展,論文建立了項(xiàng)目全過(guò)程造價(jià)控制的保障措施,通過(guò)加強(qiáng)培訓(xùn)、引進(jìn)人才、完善機(jī)制、提高理論和技術(shù)水平,從人員、制度和技術(shù)等層面支持項(xiàng)目造價(jià)工作的順利進(jìn)行。從而確保項(xiàng)目造價(jià)控制總體目標(biāo)的實(shí)現(xiàn),提高項(xiàng)目的收益能力,增強(qiáng)項(xiàng)目核心競(jìng)爭(zhēng)力,最大程度實(shí)現(xiàn)項(xiàng)目的建設(shè)目標(biāo)。
[Abstract]:With the further tightening of the national macro-control policy on the real estate market, the market competition is becoming increasingly fierce, and the profit space of real estate projects, especially residential projects, is gradually compressed. Objectively, it has increased the importance that developers attach to project cost control. Scientific and reasonable cost control is to reduce the development cost. One of the most effective ways to improve the benefit ability of the project. The whole process cost control theory can effectively control the cost in all stages of the project construction, and ensure that the cost of the project is controlled within the set limit. In view of the characteristics and problems of cost control of the construction project of X district in Harbin, this paper constructs the cost control system of the whole process of the project. According to the actual needs of project cost control, the main contents and objectives of the cost control in each stage of the project are studied in detail, and the key points and influencing factors of the cost control are also discussed. It lays a foundation for the implementation of cost control in the whole process of the project. Through the use of relevant theories, methods and technical tools of project cost control, the cost of the construction project in area X is effectively controlled, and the construction resources of the project are fully utilized and saved. Ensure the realization of project cost target. At the same time, in order to ensure the effective development of the cost control work of the construction project in area X, the paper establishes the safeguard measures of the cost control in the whole process of the project, through strengthening the training, introducing the talented person, perfecting the mechanism, improving the theory and technology level, from the personnel, In order to ensure the realization of the overall goal of project cost control, improve the earning ability of the project, enhance the core competitiveness of the project, and realize the construction goal of the project to the maximum extent, the system and technology support the smooth progress of the project cost work.
