【摘要】：近年來,隨著我國房地產(chǎn)市場的迅猛發(fā)展,房地產(chǎn)行業(yè)已成為我國國民經(jīng)濟的重要產(chǎn)業(yè),而房地產(chǎn)市場的健康、合理的持續(xù)發(fā)展成為了當前社會及房地產(chǎn)企業(yè)所關心的問題。對房地產(chǎn)開發(fā)建設企業(yè)而言,房地產(chǎn)開發(fā)建設項目具有資金需求量大、項目周期長、易受宏觀經(jīng)濟形勢及政策影響等特征,進行科學而全面的項目可行性分析是規(guī)避風險、做出正確決策的依據(jù)。本文在結(jié)合國內(nèi)外房地產(chǎn)開發(fā)建設工程項目可行性研究現(xiàn)狀以及本人工作實踐的基礎上,對成都西祥置業(yè)有限公司FLMG房地產(chǎn)開發(fā)建設工程項目進行可行性研究分析,通過采用項目管理、可行性研究、風險管理等相關理論和方法著重從項目開發(fā)建設的客戶市場、建設方案、財務效益的可行性和風險管理幾個方面進行了研究分析并得出相應的可行性結(jié)論�？v觀全文,經(jīng)本文的研究分析認為成都西祥置業(yè)有限公司綜合實力較強,具備本項目開發(fā)所需能力;本項目目標客戶定位準確合理,市場前景良好;本項目收益較好、風險一般,社會效益、經(jīng)濟效益顯著,是一個完全可行且是較好的投資項目。借此希望為房地產(chǎn)項目的合理有效開發(fā)和房地產(chǎn)開發(fā)企業(yè)科學合理的決策提供參考和依據(jù)。做好成都西祥置業(yè)有限公司FLMG房地產(chǎn)開發(fā)建設工程項目的可行性研究分析,對完善房地產(chǎn)項目可行性研究的論證具有一定的理論價值,對本項目的順利開展具有一定的實踐意義。
[Abstract]:In recent years, with the rapid development of China's real estate market, the real estate industry has become an important industry in our national economy, and the real estate market healthy, sustainable development has become the current social reasonable and real estate enterprises concerns. On real estate development and construction companies, real estate development and construction projects with the demand for funds, long project cycle, features easily affected by the macroeconomic situation and policy, scientific and feasibility analysis of the overall project is to avoid risks, make the right decision. On the basis of the feasibility study of the domestic and foreign real estate development and construction projects as well as my working practice, on the west of Chengdu Cheung Properties Limited FLMG real estate development and construction project feasibility study by research and analysis, project management, feasibility, risk management and other related theories and methods Method will focus on the project development and construction of the customer market, construction scheme, analyzed the feasibility and risk management aspects of financial benefit and feasibility conclusion is obtained accordingly. As a whole, the study and analysis of Chengdu West Cheung Properties Limited strong comprehensive strength, with the development of this project required the project objectives; customer orientation is accurate and reasonable, good market prospects; this project is better, risk, social benefits, economic benefits, is a feasible and good investment projects. In order to provide reference and basis for reasonable and effective development of real estate and real estate development enterprises scientific and rational decision. To analyze the feasibility of the Chengdu Xixiang Ltd. FLMG real estate development and construction project, has certain theory to improve the real estate project feasibility study demonstration On the value, it has certain practical significance for the smooth development of this project.
