【摘要】：項(xiàng)目建設(shè)作為房地產(chǎn)企業(yè)實(shí)現(xiàn)可持續(xù)性發(fā)展的重要內(nèi)容,對(duì)于項(xiàng)目成本與進(jìn)度的控制,提高項(xiàng)目的經(jīng)濟(jì)效益,確保項(xiàng)目質(zhì)量都具有重要意義。因而有必要加強(qiáng)項(xiàng)目成本與進(jìn)度控制方面的研究。在這種背景下,本文在對(duì)掙值分析法相關(guān)研究理論進(jìn)行綜述的基礎(chǔ)上,將掙值分析法引入到房地產(chǎn)樓盤建設(shè)項(xiàng)目當(dāng)中來,以通過使用掙值分析法的前后對(duì)比,發(fā)現(xiàn)掙值分析法的優(yōu)點(diǎn)和價(jià)值。 本文的研究主要包括了五個(gè)部分,前邊三個(gè)部分簡(jiǎn)單介紹了掙值分析法的研究背景和國(guó)內(nèi)外的研究現(xiàn)狀,研究的方法思路及基本原理,以及掙值分析法的主要要素及評(píng)審指標(biāo),第四部分則采用案例研究的方式,將掙值分析法在成都花園樓盤建設(shè)中的應(yīng)用進(jìn)行了研究和分析。通過案例分析,進(jìn)一步對(duì)掙值分析法的應(yīng)用情況進(jìn)行研究和分析。并通過使用掙值分析法的前后對(duì)比,來明確掙值分析法在項(xiàng)目施工的價(jià)值和功能。 掙值分析法在房地產(chǎn)項(xiàng)目施工中,無(wú)論是進(jìn)度控制還是成本費(fèi)用控制方面都可以發(fā)揮巨大的作用,對(duì)于提高項(xiàng)目施工的質(zhì)量和經(jīng)濟(jì)效益都具有十分重要的意義,有助于房地產(chǎn)企業(yè)在項(xiàng)目建設(shè)當(dāng)中找到一個(gè)合理分析成本、進(jìn)度和質(zhì)量的方法。
[Abstract]:Project construction as an important content of real estate enterprises to achieve sustainable development, to control the cost and progress of the project, improve the economic benefits of the project. Therefore, it is necessary to strengthen the research on project cost and schedule control. Under this background, this paper summarizes the theory of earned value analysis. The earned value analysis method is introduced into the real estate construction project to find the advantage and value of the earned value analysis method through the comparison between the former and the former. The research of this paper mainly includes five parts. The first three parts briefly introduce the research background of earned value analysis, the research status at home and abroad, the research methods and basic principles. As well as the main elements of earned value analysis and evaluation indicators, the 4th part uses the method of case study to study and analyze the application of earned value analysis in the construction of Chengdu garden real estate. The application of earned value analysis method is further studied and analyzed, and the value and function of earned value analysis method in project construction are clarified by the comparison of earned value analysis method before and after the use of earned value analysis method. Earned value analysis method in real estate construction, whether progress control or cost control can play a huge role. It is of great significance to improve the quality and economic benefit of the project construction. It is helpful for the real estate enterprises to find a reasonable way to analyze the cost, schedule and quality in the project construction.
