【摘要】：沈陽(yáng)亞泰城項(xiàng)目是亞泰地產(chǎn)進(jìn)入沈陽(yáng)市的首個(gè)項(xiàng)目，不僅為亞泰地產(chǎn)的持續(xù)發(fā)展提供穩(wěn)定的利潤(rùn)增長(zhǎng)點(diǎn)，同時(shí)對(duì)于進(jìn)一步提升企業(yè)知名度及品牌影響力均有重要的戰(zhàn)略意義。 本論文以沈陽(yáng)亞泰城中的可行性為研究對(duì)象為，依照項(xiàng)目管理的基本理論，從分析該項(xiàng)目的背景、重點(diǎn)、難點(diǎn)入手，以解決這些重點(diǎn)難點(diǎn)質(zhì)量問(wèn)題過(guò)程為主線，著重分析研究項(xiàng)目的可行性，如對(duì)沈陽(yáng)市及沈北房地產(chǎn)市場(chǎng)中的政策分析、土地市場(chǎng)分析、商品房市場(chǎng)分析等，從而歸納制定項(xiàng)目開(kāi)發(fā)與銷售方案，進(jìn)而把握項(xiàng)目經(jīng)濟(jì)效益的分析，通過(guò)數(shù)據(jù)等保證措施，來(lái)探討項(xiàng)目風(fēng)險(xiǎn)控制的有效途徑和方法。 本文通過(guò)對(duì)沈陽(yáng)亞泰城的可行性進(jìn)行研究，一方面是為了對(duì)該項(xiàng)目的可行性進(jìn)一步的深入分析，為項(xiàng)目的建設(shè)單位提供一些參考，，另一方面為將來(lái)該項(xiàng)目在市場(chǎng)銷售上做好規(guī)劃，促進(jìn)該項(xiàng)目的發(fā)展。
[Abstract]:Shenyang Yatai City Project is the first project for Yatai Real Estate to enter Shenyang, which not only provides a stable profit growth point for the sustainable development of Yatai Real Estate. At the same time, it has important strategic significance to further enhance the reputation of enterprises and brand influence. This paper takes the feasibility of Shenyang Yatai as the research object, according to the basic theory of project management, from the analysis of the project background, focus, difficulties. To solve these key and difficult quality problems as the main line, focusing on the feasibility of research projects, such as Shenyang and Shenyang real estate market policy analysis, land market analysis, commercial housing market analysis. In order to make the project development and sales plan, and then grasp the analysis of the project economic benefits, through the data and other assurance measures, to explore the effective ways and methods of project risk control. In this paper, the feasibility of Shenyang Yatai City is studied, on the one hand, in order to further analyze the feasibility of the project, for the project to provide some reference for the construction unit. On the other hand, the project in the future in marketing planning, to promote the development of the project.
