【摘要】:連續(xù)幾年的調(diào)控,房地產(chǎn)市場(chǎng)的調(diào)整逐漸從大中城市向小城市擴(kuò)散,三線城市房地產(chǎn)市場(chǎng)發(fā)展面臨新的挑戰(zhàn)。另一方面,經(jīng)過(guò)最近16年來(lái)的高速發(fā)展,我國(guó)房地產(chǎn)一、二線城市房地產(chǎn)業(yè)成熟度的增加和房地產(chǎn)市場(chǎng)的飽和,三線城市已經(jīng)逐漸成為房地產(chǎn)業(yè)開(kāi)發(fā)的新興戰(zhàn)場(chǎng),如何避免三線城市盲目跟從一、二線城市房地產(chǎn)發(fā)展的老路,實(shí)現(xiàn)三線城市房地產(chǎn)市場(chǎng)的可持續(xù)發(fā)展是非常值得關(guān)注的問(wèn)題。為深入了解我國(guó)三線城市房地產(chǎn)市場(chǎng)可持續(xù)發(fā)展水平現(xiàn)狀以及發(fā)展前景,本文研究了浙江桐鄉(xiāng)市的房地產(chǎn)市場(chǎng)可持續(xù)發(fā)展問(wèn)題,得到了一些重要的結(jié)論。第一,本文深入了解我國(guó)房地產(chǎn)市場(chǎng)發(fā)展背景以及三線城市房地產(chǎn)市場(chǎng)發(fā)展現(xiàn)狀,全面梳理并學(xué)習(xí)與我國(guó)房地產(chǎn)市場(chǎng)和可持續(xù)發(fā)展有關(guān)的理論方法以及文獻(xiàn)分析成果,形成一套較為完整系統(tǒng)的房地產(chǎn)市場(chǎng)發(fā)展理論體系及文獻(xiàn)綜述。在以上研究的基礎(chǔ)上,本文對(duì)桐鄉(xiāng)市房地產(chǎn)市場(chǎng)可持續(xù)發(fā)展現(xiàn)狀進(jìn)行深入挖掘發(fā)現(xiàn):從房?jī)r(jià)來(lái)看,桐鄉(xiāng)市房地產(chǎn)價(jià)格較周邊城市房?jī)r(jià)波動(dòng)相對(duì)滯后,對(duì)政府關(guān)于房地產(chǎn)政策的敏感程度較低;從土地資源利用來(lái)看,桐鄉(xiāng)市限制中心城區(qū)建設(shè)用地的開(kāi)發(fā),以確保耕地農(nóng)田的保有量;從房地產(chǎn)供需狀況來(lái)看,桐鄉(xiāng)市2013年房地產(chǎn)供需較平衡,但2014年房地產(chǎn)供大于求;從房地產(chǎn)市場(chǎng)現(xiàn)狀來(lái)看,桐鄉(xiāng)市房地產(chǎn)市場(chǎng)二手房月成交套數(shù)多于商品房,但銷售價(jià)格卻不低于商品房?jī)r(jià)格。第二,本文在充分了解我國(guó)房地產(chǎn)發(fā)展背景和國(guó)內(nèi)外房地產(chǎn)可持續(xù)發(fā)展理論和桐鄉(xiāng)市房地產(chǎn)市場(chǎng)可持續(xù)發(fā)展現(xiàn)狀的基礎(chǔ)上,得出影響桐鄉(xiāng)市房地產(chǎn)市場(chǎng)可持續(xù)發(fā)展關(guān)鍵因素主要有:經(jīng)濟(jì)因素、資源環(huán)境因素、社會(huì)因素、科教因素和制度因素,從以上五個(gè)方面構(gòu)建桐鄉(xiāng)市房地產(chǎn)市場(chǎng)可持續(xù)發(fā)展水平評(píng)價(jià)指標(biāo)體系,進(jìn)而優(yōu)選指標(biāo)賦權(quán)方法和綜合評(píng)價(jià)模型進(jìn)行綜合評(píng)價(jià)。第三,針對(duì)桐鄉(xiāng)市房地產(chǎn)市場(chǎng)可持續(xù)發(fā)展評(píng)價(jià)結(jié)果,對(duì)桐鄉(xiāng)市房地產(chǎn)市場(chǎng)可持續(xù)發(fā)展趨勢(shì)及未來(lái)發(fā)展方向進(jìn)行研究,從資源、人口、宏觀調(diào)控、信貸體制等方面對(duì)桐鄉(xiāng)市房地產(chǎn)市場(chǎng)可持續(xù)發(fā)展水平的提升提出建設(shè)性的措施建議。
[Abstract]:After several years of regulation and control, the adjustment of real estate market has gradually spread from big and medium cities to small cities, and the development of real estate market in third-tier cities is facing new challenges. On the other hand, after the rapid development of the last 16 years. With the increase of real estate maturity and the saturation of real estate market in the first and second tier cities of our country, the third tier cities have gradually become the emerging battlefield of the real estate industry development, how to avoid the third tier cities blindly follow one. The old road of real estate development in second-tier cities. To realize the sustainable development of the real estate market in the third tier cities is a problem worthy of attention. In order to understand the status quo and prospects of the sustainable development of the real estate market in the third tier cities in China. This paper studies the sustainable development of real estate market in Tongxiang, Zhejiang, and gets some important conclusions. This paper deeply understand the development background of the real estate market in China and the current situation of the real estate market in the third tier cities, and comprehensively comb and study the theoretical methods and literature analysis results related to the real estate market and sustainable development of our country. Form a relatively complete system of real estate market development theory system and literature review. On the basis of the above research. This paper excavates the sustainable development of Tongxiang real estate market in depth and finds that: from the point of view of house prices, the price of real estate in Tongxiang is lagging behind the fluctuation of housing prices in surrounding cities. The sensitivity of the government on the real estate policy is low; From the point of view of land resources utilization, Tongxiang limits the development of construction land in the central urban area to ensure the amount of farmland. From the real estate supply and demand situation, Tongxiang in 2013 real estate supply and demand is more balanced, but 2014 real estate supply is more than demand; From the real estate market situation, Tongxiang real estate market second-hand housing transactions more than the number of commercial housing, but the sales price is not lower than the price of commercial housing. Second. This paper fully understand the background of real estate development in China and the theory of real estate sustainable development at home and abroad and Tongxiang real estate market on the basis of sustainable development. The key factors that affect the sustainable development of Tongxiang real estate market are: economic factors, resources and environment factors, social factors, science and education factors and institutional factors. From the above five aspects of the Tongxiang real estate market sustainable development level evaluation index system, and then the optimal selection of index empowerment method and comprehensive evaluation model for comprehensive evaluation. Third. According to the evaluation results of Tongxiang real estate market sustainable development trend and future development direction of Tongxiang real estate market are studied from the resources population macro-control. The credit system and other aspects of the real estate market in Tongxiang City to improve the level of sustainable development to put forward constructive measures.
