【摘要】:哈爾濱市2012年房地產(chǎn)開發(fā)完成投資278.7億元,,比上年增長29.2%,占全社會固定資產(chǎn)投資的比重為14.7%。商品房施工面積1922.8萬平方米,增長19.4%,其中商品住宅施工面積1605.8萬平方米,增長24.6%;商品房屋竣工面積529.3萬平方米,增長13.3%,其中商品住宅竣工面積448.2萬平方米,增長13.6%;商品房銷售面積704.1萬平方米,增長20.1%,其中商品住宅銷售面積626.7萬平方米,增長24.4%。 本論文研究匯智項目所處的新香坊區(qū),位于哈爾濱市東南部,區(qū)劃面積339.55平方公里,其中,建城區(qū)面積43.8平方公里,轄20個街道辦事處,3鎮(zhèn)1鄉(xiāng),總?cè)丝诩s79萬人(含流動人口)。地區(qū)轄鐵東、新香坊兩個街道辦事處和幸福、成高子兩鎮(zhèn),香坊區(qū)是哈爾濱市重要的工業(yè)區(qū),重要的農(nóng)業(yè)科研區(qū)、重要的物流區(qū)。是國家重要電站成套設備制造業(yè)基地,是哈爾濱的綠色食品產(chǎn)銷基地,農(nóng)副產(chǎn)品集散地。香坊區(qū)是哈爾濱市的發(fā)祥地之一,曾為金國內(nèi)地的“皇室禁苑”。清光緒年間有河北樂亭人氏來此開線香作坊而始稱香坊。1898年中東鐵東在香坊設置火車站,稱哈爾濱驛。1938年偽滿當局在哈爾濱市實行區(qū)制,設香坊區(qū)。1946年哈爾濱解放后,按新的行政區(qū)劃組建了香坊區(qū)。1958年人民公社時期,將機電公社劃出成立動力區(qū)。2006年8月,經(jīng)國務院批復,撤銷香坊區(qū)和動力區(qū),成立新的香坊區(qū)。新的香坊區(qū)東與阿城區(qū)接壤,北連南崗區(qū),西接平房區(qū),已成為哈市的四個中心城區(qū)之一。 哈爾濱城市空間發(fā)展戰(zhàn)略將城市空間從圈層蔓延走向軸向拓展,從緊湊團塊走向分散組團,從大城市模式轉(zhuǎn)向都市區(qū)模式。城市空間的拓展遵循北躍西擴、南延東優(yōu)、中興外聯(lián)的模式。“東優(yōu)”主要是優(yōu)化、整合哈東工業(yè)區(qū)、成高子、新香坊(項目所在區(qū)域)、團結(jié)、動力東側(cè)等地區(qū),新增城市建設用地11.2平方公里。 本論文正是以宏觀微觀經(jīng)濟學、統(tǒng)計學、營銷管理、企業(yè)戰(zhàn)略管理等為理論基礎,以深度研究城市布局規(guī)劃和城市化進程為前提,在對國家宏觀、城市宏觀、城市房地產(chǎn)市場、區(qū)域房地產(chǎn)市場以及消費者購房心理和偏好度深入、系統(tǒng)的分析,并結(jié)合企業(yè)開發(fā)主導思想、發(fā)展戰(zhàn)略,城市空間整體規(guī)劃、布局,區(qū)域規(guī)劃導向,項目自身客觀條件、開發(fā)環(huán)境、拆遷難易度等等,對匯智項目的開發(fā)可行性進行研究和總結(jié),從而做出項目系統(tǒng)性、全方位的初定位體系。

The new Xiangfang district this paper Ebizal project and is located in the southeast of Harbin City, planning area of 339.55 square kilometers, among them, built urban area of 43.8 square kilometers, administer 20 Street offices, 3 towns and 1 villages, the total population of about 790 thousand people (including the floating population). Hebei Leting native to the workshop and line incense was known as Xiangfang.1898 Middle East Tiedong train station in Xiangfang during the reign of Emperor Guangxu, said Harbin station.1938 the authorities to implement the district in Harbin City Located in Xiangfang District.1946, after the liberation of Harbin, according to the new administrative divisions set up.1958 in Xiangfang district during the period of people's commune, the commune established power area to draw electrical.2006 in August, approved by the State Council, and revocation of Xiangfang Dongli District, the establishment of the New District of Xiangfang. Bordering East Xiangfang district and A Cheng new district. North Nangang District, West Cottage Areas, has become one of the four central city of Harbin.
Harbin city spatial development strategy of the city space from the circle to spread axial expansion, from compact pattern to decentralization, steering model for urban areas from the big city. Expand the city space follow the North West South East Yue expansion, extension and outreach, ZTE mode. "East" is the integration optimization, Hadong Industrial Zone. A high, new Xiangfang (area), unity, power East and other regions, the new city construction land of 11.2 square kilometers.
This thesis is based on the macro and micro economics, statistics, marketing management, enterprise strategic management theory as the theoretical basis, the depth of the city planning and city development as the premise, in the national macro, macro City, city real estate market, the regional real estate market and consumer purchase preference and psychological depth, system the analysis, combined with the enterprise development guiding ideology, development strategy, overall planning, city space layout, regional planning, project objective conditions, development environment, demolition difficulty and so on, to study and summarize the development feasibility of the project in order to make wise, the project system, initial positioning system in all directions.
