【摘要】:隨著我國(guó)市場(chǎng)經(jīng)濟(jì)的穩(wěn)步發(fā)展,房地產(chǎn)投資活動(dòng)日益活躍,房地產(chǎn)市場(chǎng)尤其是住宅市場(chǎng)的良性持續(xù)發(fā)展已逐漸將房地產(chǎn)產(chǎn)業(yè)提升為國(guó)民經(jīng)濟(jì)中的支柱產(chǎn)業(yè)。房地產(chǎn)開(kāi)發(fā)是一項(xiàng)投資大,風(fēng)險(xiǎn)大,制約因素多的社會(huì)工程,要在房地產(chǎn)市場(chǎng)激烈的競(jìng)爭(zhēng)中取勝,為實(shí)現(xiàn)投資少,盈利多,資金回收速度快的經(jīng)營(yíng)目標(biāo),在項(xiàng)目投資前期進(jìn)行的可行性研究是房地產(chǎn)商進(jìn)行項(xiàng)目開(kāi)發(fā)的核心工作之一。 作為改革開(kāi)放的領(lǐng)頭羊,中國(guó)經(jīng)濟(jì)的增長(zhǎng)點(diǎn),上海房地產(chǎn)市場(chǎng)一直處于蓬勃發(fā)展?fàn)顟B(tài),也吸引了眾多房產(chǎn)投資者的加入。本文首先對(duì)投資項(xiàng)目的概況、條件、操作方式結(jié)合區(qū)域市場(chǎng)經(jīng)濟(jì)的預(yù)測(cè)與分析明確了相對(duì)清晰的項(xiàng)目定位;其次,文章深度分析了項(xiàng)目概念設(shè)計(jì)及投資效益,,并以此對(duì)項(xiàng)目的經(jīng)濟(jì)效果進(jìn)行了計(jì)算和評(píng)價(jià),明確了該投資項(xiàng)目的市場(chǎng)價(jià)值,最終確定佳兆業(yè)集團(tuán)在上海長(zhǎng)寧區(qū)項(xiàng)目進(jìn)行投資的合理性;最后,文章通過(guò)實(shí)踐案例對(duì)投資管理進(jìn)行了總結(jié)、沉淀,并對(duì)集團(tuán)未來(lái)投資戰(zhàn)略、方向進(jìn)行了規(guī)劃、展望。
[Abstract]:With the steady development of China's market economy, real estate investment activities are increasingly active. The healthy and sustainable development of the real estate market, especially the housing market, has gradually promoted the real estate industry into a pillar industry in the national economy. Real estate development is a social project with large investment, high risk and many restrictive factors. To win in the fierce competition in the real estate market, in order to achieve the goal of less investment, more profit and faster recovery of funds. The feasibility study before the project investment is one of the core work of the real estate developer. As the leader of reform and opening up, China's economic growth point, the real estate market in Shanghai has been in a state of vigorous development, but also attracted a large number of real estate investors to join. Combined with the prediction and analysis of the regional market economy, the operation mode makes clear the relatively clear project positioning; Secondly, the paper deeply analyzes the project concept design and investment benefit, and then calculates and evaluates the economic effect of the project, and clarifies the market value of the investment project. Finally determine the rationality of the investment of Jiazhao Group in Changning District of Shanghai; Finally, the paper summarizes and precipitates the investment management through practical cases, and plans and prospects the future investment strategy and direction of the group.
