【摘要】:可行性研究是指在項(xiàng)目決策之前,對(duì)與項(xiàng)目有關(guān)的市場(chǎng)、資源、經(jīng)濟(jì)、社會(huì)等問(wèn)題進(jìn)行全面、系統(tǒng)的分析、論證和評(píng)價(jià),從而判斷項(xiàng)目在技術(shù)上是否先進(jìn)、經(jīng)濟(jì)上是否合理、建設(shè)上是否可行等。引入可行性研究,,有助于實(shí)現(xiàn)項(xiàng)目決策的科學(xué)化、民主化和程序化,降低或避免投資決策的失誤,為項(xiàng)目的開(kāi)發(fā)建設(shè)和有效控制提供的科學(xué)依據(jù)或參考。 論文運(yùn)用現(xiàn)代可行性研究的基本理論和基本方法,結(jié)合國(guó)內(nèi)外相關(guān)研究文獻(xiàn)與資料,對(duì)長(zhǎng)沙濱江花園二期房產(chǎn)項(xiàng)目進(jìn)行開(kāi)發(fā)可行性研究與評(píng)價(jià),以期能對(duì)項(xiàng)目的投資決策有所啟迪和幫助。論文主要內(nèi)容包括:首先,提出問(wèn)題,構(gòu)建房地產(chǎn)開(kāi)發(fā)項(xiàng)目可行性研究的基本體系,并對(duì)濱江花園二期項(xiàng)目的基本情況、特點(diǎn)進(jìn)行了分析;其次,立足長(zhǎng)沙實(shí)際,進(jìn)行項(xiàng)目開(kāi)發(fā)的投資環(huán)境分析與市場(chǎng)分析,尋找項(xiàng)目的比較競(jìng)爭(zhēng)優(yōu)勢(shì);第三,根據(jù)項(xiàng)目特點(diǎn),擬定開(kāi)發(fā)方案,規(guī)劃生產(chǎn)與銷售進(jìn)程,制定市場(chǎng)營(yíng)銷策略;第四,根據(jù)擬定的開(kāi)發(fā)方案,用兩章的篇幅,重點(diǎn)預(yù)測(cè)和估算項(xiàng)目的總投資與銷售收入、稅金,計(jì)算相關(guān)財(cái)務(wù)指標(biāo),進(jìn)行財(cái)務(wù)經(jīng)濟(jì)效益評(píng)價(jià)和不確定性分析;最后,從環(huán)境、社會(huì)影響和風(fēng)險(xiǎn)三個(gè)方面進(jìn)行項(xiàng)目社會(huì)綜合評(píng)價(jià)與分析,判斷項(xiàng)目抗風(fēng)險(xiǎn)的能力,并提出相關(guān)的對(duì)策建議。 論文研究表明,在現(xiàn)有宏觀經(jīng)濟(jì)背景下,濱江花園二期項(xiàng)目的開(kāi)發(fā)建設(shè),具備良好的經(jīng)濟(jì)和社會(huì)效益,建議公司抓住當(dāng)前機(jī)會(huì),盡快完成項(xiàng)目報(bào)批和規(guī)劃設(shè)計(jì),力爭(zhēng)盡早投入開(kāi)發(fā)和推向市場(chǎng)。
[Abstract]:Feasibility study refers to the project before the decision, and the project of the market, resources, economy, society and other issues of a comprehensive, systematic analysis, argumentation and evaluation, to determine the project on technology is advanced, the economy is reasonable, the construction is feasible. The introduction of the feasibility study, contribute to the realization of project decision the scientific, democratic and procedural, reduce or avoid decision-making mistakes, or provide scientific basis for the development of the project construction and effective control.
The basic theory of modern use of the feasibility study and basic methods, combined with the relevant literature and research at home and abroad, research and evaluation of the feasibility of development of Changsha Binjiang garden two real estate projects, in order to project investment decision-making inspiration and help. The main contents include: firstly, put forward the question, the basic system construction feasibility study on real estate development projects, and the basic situation of Binjiang garden two projects, characteristics are analyzed; secondly, based on the actual Changsha, investment environment analysis and market analysis of project development, project for competitive advantage; third, according to the project characteristics, formulate development plans, planning production and sales process. To develop marketing strategies; fourth, according to the development plan, with two chapters, a total investment of key and pin estimate and forecast project sales income, taxes, meter Calculate related financial indicators, conduct financial and economic benefits evaluation and uncertainty analysis. Finally, from the three aspects of environment, social impact and risk, we carry out project social comprehensive evaluation and analysis, determine the ability of project to resist risks, and put forward relevant countermeasures and suggestions.
The research shows that under the current macroeconomic background, the development and construction of the two phase project of Binjiang garden has good economic and social benefits. It is recommended that the company seize the current opportunity to complete the project approval and planning design as soon as possible, and strive to invest in the development and market as early as possible.
