【摘要】：自改革開放以來,我國經濟社會發(fā)展日新月異。隨著住房需求的增大,工廠建設的空前繁華,大量的建筑企業(yè)涌現(xiàn)出來,而其建設的水平卻是參差不齊,這給工程項目質量的管理帶來了難度和風險。房地產業(yè)的發(fā)展是和人民的日常生活緊密相連的,工程建設質量關系到人們的健康和安全,也關系到企業(yè)的長遠發(fā)展。加強質量管理,提高工程質量,是社會的需要,也是企業(yè)的根本。工程項目質量管理是項龐大而復雜的工作,建筑的質量受到諸多原因的影響,如項目設計,材料質量,施工管理,人員素質,施工環(huán)境等均會對項目造成不同的影響。我國目前在工程建設過程中,還部分存在著管理混亂的弊病,建立科學的項目質量評價與控制體系,已成為當前的重要課題。論文分為六個部分:第一部分,緒論,闡述研究的背景與意義,工程項目質量評價研究現(xiàn)狀綜述,介紹研究內容和技術路線。第二部分,工程項目質量管理現(xiàn)狀研究,介紹工程項目質量管理的概念,工程項目質量常見問題,進行工程項目質量問題成因分析,以及房產建筑行業(yè)發(fā)展分析。第三部分,工程施工質量綜合評價研究,介紹工程項目質量評價的方法,新加坡與香港工程質量評價模式比較,基于文獻研究,擬定項目施工質量綜合評價指標,利用問卷調查和層次分析法,篩選并計算評價指標權重,構建項目施工質量綜合評價模型。第四部分,朝陽雅園項目施工質量綜合評價,介紹朝陽雅園工程項目概況,項目組織架構,擬定項目施工質量綜合評價方案,進行項目施工質量綜合評價,計算項目施工質量綜合評分。第五部分,根據朝陽雅園住宅項目施工質量評價結論,提出朝陽雅園項目質量管理優(yōu)化建議:積極推進建筑企業(yè)現(xiàn)代化,務實推進企業(yè)管理信息化,加強施工機械材料質量控制,強化項目人員培訓與管理。第六部分,結論與展望,本文提出的項目施工質量評價方法簡便實用,企業(yè)需要不斷改進工程質量管理,實現(xiàn)可持續(xù)發(fā)展。論文采用案例分析的方法,對工程項目施工質量評價的研究,可以為房地產企業(yè)完善工程質量管理提供新的借鑒,具有較好的工程實踐價值。
[Abstract]:Since the reform and opening up, China's economic and social development changes with each passing day. With the increasing demand for housing, factory construction is unprecedented prosperity, a large number of construction enterprises emerged, but the level of its construction is uneven. The development of real estate industry is closely related to people's daily life, and the quality of engineering construction is related to people's health and safety. Also related to the long-term development of enterprises. To strengthen quality management, improve the quality of engineering, is the need of society, but also the root of the enterprise. Project quality management is a huge and complex work. The quality of building is affected by many reasons, such as project design, material quality, construction management, personnel quality, construction environment and so on. There are still some drawbacks of management confusion, the establishment of a scientific project quality evaluation and control system has become an important issue. The paper is divided into six parts: the first part, introduction, the background and significance of the study. The second part is the research on the present situation of engineering project quality management, the concept of project quality management, the common problems of engineering project quality. This paper analyzes the causes of engineering project quality problems and the development of real estate construction industry. The third part, the comprehensive evaluation of engineering construction quality research, introduces the method of engineering project quality evaluation. Compared with the engineering quality evaluation model of Hong Kong, Singapore and Hong Kong, based on the literature research, draw up the comprehensive evaluation index of project construction quality, and select and calculate the weight of evaluation index by questionnaire survey and analytic hierarchy process. Construction of comprehensive evaluation model of construction quality. 4th part, Chaoyang elegant Garden project construction quality comprehensive evaluation, the introduction of Chaoyang Ya Garden project general situation, project organization structure, draw up the project construction quality comprehensive evaluation plan. Comprehensive evaluation of project construction quality, calculation of project construction quality comprehensive score. 5th part, according to Chaoyang Yayuan residential project construction quality evaluation conclusion. Put forward the project quality management optimization suggestions: actively promote the modernization of construction enterprises, pragmatically promote enterprise management information, strengthen the quality control of construction machinery materials. Strengthen the project personnel training and management. 6th part, conclusions and prospects, the project construction quality evaluation method proposed in this paper is simple and practical, enterprises need to continuously improve the project quality management. In order to realize the sustainable development, the paper adopts the method of case analysis to study the construction quality evaluation of engineering projects, which can provide a new reference for real estate enterprises to perfect the engineering quality management, and has better engineering practice value.
