【摘要】：當(dāng)今企業(yè)管理的重中之重是內(nèi)部控制,而內(nèi)部控制同樣是企業(yè)正常進(jìn)行經(jīng)營(yíng)行為的基礎(chǔ)工作。根據(jù)企業(yè)理論和治理實(shí)踐可以看出,企業(yè)的全部業(yè)務(wù)經(jīng)營(yíng)管理的工作都是從成立和不斷完善企業(yè)內(nèi)部的控制活動(dòng)入手的。內(nèi)部控制作為企業(yè)現(xiàn)代管控的流行方法之一,在企業(yè)的應(yīng)用中也被認(rèn)為越來(lái)越重要。從價(jià)值鏈角度來(lái)看,把價(jià)值鏈管理理念在房地產(chǎn)企業(yè)的內(nèi)部控制體系中應(yīng)用,并不斷進(jìn)行內(nèi)部控制的優(yōu)化,對(duì)完善公司的內(nèi)控體系具有非常重要的意義。在本文中,使用的是文獻(xiàn)研究和案例分析相結(jié)合的方法對(duì)基于價(jià)值鏈的房地產(chǎn)企業(yè)內(nèi)部控制進(jìn)行優(yōu)化進(jìn)行分析。本文首先對(duì)價(jià)值鏈管理理論和內(nèi)控理論及他們之間的聯(lián)系進(jìn)行說(shuō)明,在理論上支持后面案例研究。內(nèi)控目標(biāo)是企業(yè)的價(jià)值鏈日常經(jīng)營(yíng)活動(dòng),價(jià)值鏈優(yōu)化和增值的主要控制措施是企業(yè)自身的內(nèi)部控制。內(nèi)部控制的優(yōu)化原本便是為了最大化其價(jià)值而針對(duì)價(jià)值鏈經(jīng)營(yíng)活動(dòng)舉行優(yōu)化的過(guò)程。在此之后,本文引入華潤(rùn)置地有限公司為案例,分析了公司的內(nèi)部控制現(xiàn)狀,指出華潤(rùn)置地有限公司基于價(jià)值鏈的內(nèi)部控制存在的不足,并基于公司目前存在的缺陷提出了優(yōu)化建議,以完善其內(nèi)部控制。為了提高華潤(rùn)置地的內(nèi)部控制引入的價(jià)值鏈管理理念,對(duì)房地產(chǎn)企業(yè)競(jìng)爭(zhēng)力和管理水平的增強(qiáng)、內(nèi)部控制體系的完善都具有一定的實(shí)踐意義。
[Abstract]:Nowadays, the most important thing of enterprise management is internal control, and internal control is also the basic work of enterprise's normal operation behavior. According to the enterprise theory and the practice of governance we can see that the whole business management of the enterprise starts from the establishment and the continuous improvement of the internal control activities of the enterprise. As one of the popular methods of modern enterprise control, internal control is considered to be more and more important in the application of enterprises. From the point of view of value chain, it is of great significance to apply the concept of value chain management in the internal control system of real estate enterprises and to optimize the internal control system. In this paper, the method of combining literature research and case analysis is used to optimize the internal control of real estate enterprises based on value chain. In this paper, the theory of value chain management, the theory of internal control and the relationship between them are explained, which supports the case study in theory. The goal of internal control is the daily operation of enterprise's value chain, and the main control measure of value chain optimization and value added is the internal control of enterprise itself. The optimization of internal control is to maximize its value and to optimize the value chain. After that, this paper introduces China Resources Land Co., Ltd. as a case, analyzes the current situation of the company's internal control, points out the shortcomings of the internal control based on the value chain of China Resources Land Co., Ltd. In order to perfect its internal control, the author puts forward some optimization suggestions based on the defects of the company. In order to improve the value chain management concept introduced by the internal control of China Resources Land, it is of certain practical significance to enhance the competitiveness and management level of real estate enterprises and improve the internal control system.
