W房地產(chǎn)公司財(cái)務(wù)風(fēng)險(xiǎn)分析及防范研究

【摘要】:房地產(chǎn)行業(yè)作為我國的支柱產(chǎn)業(yè)之一,隨著我國經(jīng)濟(jì)的快速發(fā)展,國內(nèi)外經(jīng)濟(jì)環(huán)境的不斷變化,國家政策的不斷調(diào)控,面臨的財(cái)務(wù)風(fēng)險(xiǎn)也越來越大。對(duì)于房地產(chǎn)行業(yè)來說,由于它的自身特點(diǎn),受地域影響大,與其他行業(yè)關(guān)系密切,定價(jià)受市場影響大,資金需求量巨大,受國家經(jīng)濟(jì)政策影響大。如何正確的識(shí)別出財(cái)務(wù)風(fēng)險(xiǎn),并對(duì)財(cái)務(wù)風(fēng)險(xiǎn)進(jìn)行一系列的防范,從而保證企業(yè)健康穩(wěn)定的發(fā)展已經(jīng)是關(guān)系到企業(yè)存亡的關(guān)鍵問題了。從財(cái)務(wù)風(fēng)險(xiǎn)的相關(guān)基本理論入手,在理論基礎(chǔ)上對(duì)整體的房地產(chǎn)行業(yè)進(jìn)行一定程度的分析。目前房地產(chǎn)行業(yè)房價(jià)整體上成波浪式上漲,部分地區(qū)部分區(qū)域房價(jià)過高,房價(jià)的地域性比較明顯。國家進(jìn)行了一系列的調(diào)控措施,房地產(chǎn)行業(yè)從狂熱階段進(jìn)入到大體穩(wěn)定階段。社會(huì)對(duì)于房地產(chǎn)的需求和以往相比已經(jīng)大不相同,房地產(chǎn)行業(yè)面臨的新的挑戰(zhàn)也已經(jīng)到來。更大的改變,更大的風(fēng)險(xiǎn),也意味著更大的利潤。在這種情況下,對(duì)房地產(chǎn)行業(yè)的發(fā)展及特點(diǎn)進(jìn)行介紹,對(duì)房地產(chǎn)行業(yè)財(cái)務(wù)風(fēng)險(xiǎn)的特點(diǎn)和類型和進(jìn)行了分析。選取W房地產(chǎn)公司,通過層次分析法,選取一定得財(cái)務(wù)數(shù)據(jù)指標(biāo)進(jìn)行分析,以財(cái)務(wù)活動(dòng)作為劃分,從定性和定量兩方面入手,進(jìn)一步分析識(shí)別W房地產(chǎn)公司的財(cái)務(wù)風(fēng)險(xiǎn),聯(lián)系房地產(chǎn)行業(yè)的特點(diǎn)和W房地產(chǎn)公司的特點(diǎn),分析影響企業(yè)財(cái)務(wù)風(fēng)險(xiǎn)的內(nèi)部外部因素,并對(duì)W房地產(chǎn)公司財(cái)務(wù)風(fēng)險(xiǎn)進(jìn)行評(píng)判打分,劃分預(yù)警區(qū)間,確定公司所面臨的財(cái)務(wù)風(fēng)險(xiǎn)的程度,最后通過之前的分析判斷,針對(duì)W房地產(chǎn)公司的財(cái)務(wù)風(fēng)險(xiǎn)提出相應(yīng)的防范措施。希望以此,能夠?qū)ξ覈康禺a(chǎn)行業(yè)的財(cái)務(wù)風(fēng)險(xiǎn)控制做出一定的參考建議。
[Abstract]:As one of the pillar industries in China, the real estate industry is facing more and more financial risks with the rapid development of our economy, the constant changes of the domestic and foreign economic environment, and the constant regulation of national policies. For the real estate industry, because of its own characteristics, it is greatly affected by the region, closely related to other industries, pricing is greatly affected by the market, the demand for funds is huge, and is greatly affected by national economic policies. How to correctly identify the financial risk, and to prevent a series of financial risks, so as to ensure the healthy and stable development of enterprises has become a key issue related to the survival of enterprises. Based on the basic theory of financial risk, the whole real estate industry is analyzed to a certain extent. At present, the housing price of the real estate industry as a whole is rising in waves, and the housing prices in some regions are too high, and the regional nature of house prices is obvious. The state has carried out a series of regulatory measures, the real estate industry from the stage of fanaticism to general stability. Society's demand for real estate is quite different from the past, and the real estate industry is facing new challenges. Greater change and greater risk also mean greater profits. In this case, the development and characteristics of the real estate industry are introduced, and the characteristics, types and types of financial risks in the real estate industry are analyzed. Select W real estate company, through analytic hierarchy process, select certain financial data index to carry on the analysis, take the financial activity as the division, start from qualitative and quantitative two aspects, further analyze and identify the financial risk of W real estate company. According to the characteristics of the real estate industry and W real estate company, this paper analyzes the internal and external factors that affect the financial risk of the enterprise, and evaluates the financial risk of the W real estate company and classifies the early warning interval. This paper determines the degree of financial risk faced by the company, and finally, through the previous analysis and judgment, puts forward corresponding precautions against the financial risk of W real estate company. Hope this can make certain reference suggestion to the financial risk control of our country real estate industry.
