【摘要】：隨著城市化進(jìn)程的推進(jìn),不少城市進(jìn)行了"撤縣設(shè)區(qū)"和"城區(qū)合并"等行政區(qū)劃調(diào)整。已有研究主要探討行政區(qū)劃調(diào)整的類(lèi)型、推動(dòng)力及其對(duì)城市化、經(jīng)濟(jì)發(fā)展和城鎮(zhèn)體系的影響,鮮有研究分析行政區(qū)劃調(diào)整對(duì)房?jī)r(jià)變化的影響�；�1999-2013年280多個(gè)地級(jí)市和2009-2016年上海市19個(gè)區(qū)的房?jī)r(jià)面板數(shù)據(jù),采用合成控制法檢驗(yàn)撤縣設(shè)區(qū)和城區(qū)合并對(duì)房?jī)r(jià)的影響。研究發(fā)現(xiàn):對(duì)于特大城市,撤縣設(shè)區(qū)對(duì)城市房?jī)r(jià)有正向影響;對(duì)于一般的地級(jí)市,撤縣設(shè)區(qū)短期內(nèi)會(huì)減緩城市房?jī)r(jià)的增速;此外,城區(qū)合并對(duì)被合并城區(qū)的房?jī)r(jià)往往具有推動(dòng)作用。本文的研究方法可為其他事件影響的評(píng)估研究提供參考。研究結(jié)論可為地方政府的房?jī)r(jià)政策制定提供參考。
[Abstract]:With the development of urbanization, many cities have carried on the adjustment of administrative divisions, such as "withdrawing counties into districts" and "merging urban areas". Previous studies have focused on the types, driving forces, and effects on urbanization, economic development and urban system of the adjustment of administrative divisions, and few studies have analyzed the effects of the adjustment of administrative divisions on the changes of housing prices. Based on the panel data of house prices in more than 280 prefecture-level cities and 19 districts in Shanghai from 1999 to 2013, this paper uses the composite control method to test the effect of the district setting and the merging of urban areas on the housing prices. The study found that: for mega-cities, setting up districts at the county level has a positive impact on urban housing prices; for general prefecture-level cities, setting up districts at the county level will slow down the growth of housing prices in cities in the short term; in addition, Urban amalgamation is often the promotion of the housing price of the merged city. The research method in this paper can be used as a reference for the evaluation of the impact of other events. The conclusion can provide reference for the local government to formulate the housing price policy.
