經(jīng)濟(jì)新常態(tài)背景下房地產(chǎn)A企業(yè)戰(zhàn)略營(yíng)銷研究

【摘要】:隨著經(jīng)濟(jì)新常態(tài)的到來(lái),經(jīng)濟(jì)全球化的趨勢(shì)逐漸呈平穩(wěn)狀態(tài)。我國(guó)政府為了遏制快速高漲的房?jī)r(jià),保持房地產(chǎn)行業(yè)平穩(wěn)、健康的可持續(xù)發(fā)展,出臺(tái)了一系列房地產(chǎn)宏觀調(diào)控的指導(dǎo)性政策。開(kāi)始逐步理順?lè)康禺a(chǎn)市場(chǎng)的關(guān)系,調(diào)整房地產(chǎn)產(chǎn)業(yè)結(jié)構(gòu)。在宏觀調(diào)控背景下房地產(chǎn)企業(yè)面臨著市場(chǎng)與發(fā)展空間不斷被擠壓的嚴(yán)峻挑戰(zhàn),更為嚴(yán)重的是部分房地產(chǎn)企業(yè)開(kāi)始被兼并甚至被迫退出房地產(chǎn)市場(chǎng)。A房地產(chǎn)企業(yè)作為一家中型房地產(chǎn)開(kāi)發(fā)公司,同樣也受到了非常大的的市場(chǎng)沖擊,兩項(xiàng)最重要的經(jīng)濟(jì)指標(biāo)銷售面積和銷售額都不斷下降。急切需要調(diào)整固有的經(jīng)營(yíng)思路,制定出一套符合本企業(yè)的穩(wěn)增長(zhǎng)發(fā)展戰(zhàn)略,來(lái)提高新常態(tài)背景下的生存與發(fā)展能力。論文首先闡述了所研究課題的背景和意義、梳理了房地產(chǎn)發(fā)展戰(zhàn)略在國(guó)內(nèi)外的研究現(xiàn)狀,總結(jié)分析了發(fā)展戰(zhàn)略的相關(guān)理論。重點(diǎn)對(duì)這幾年國(guó)家出臺(tái)的宏觀調(diào)控相關(guān)政策進(jìn)行了解讀,并對(duì)宏觀調(diào)控背景下的房地產(chǎn)企業(yè)發(fā)展總體態(tài)勢(shì)進(jìn)行了總結(jié)和分析。同時(shí),A房地產(chǎn)企業(yè)也具備不同于其他房地產(chǎn)企業(yè)所具有特點(diǎn),作為一家中型的房地產(chǎn)企業(yè),擁有本地大量存量土地資源和不可復(fù)制的區(qū)位優(yōu)勢(shì)是A房地產(chǎn)企業(yè)最大的特點(diǎn),論文通過(guò)對(duì)經(jīng)濟(jì)新常態(tài)背景帶來(lái)的機(jī)遇與挑戰(zhàn)的分析,對(duì)A房地產(chǎn)企業(yè)自身的優(yōu)勢(shì)和劣勢(shì)進(jìn)行了詳細(xì)分析,通過(guò)分析得出了A房地產(chǎn)企業(yè)由傳統(tǒng)的發(fā)展戰(zhàn)略調(diào)整為穩(wěn)中求增長(zhǎng)的戰(zhàn)略發(fā)展框架,具體戰(zhàn)略的選擇是利用企業(yè)自身的地域優(yōu)勢(shì)與政府開(kāi)展深入的合作,并且積極參與當(dāng)?shù)鼗A(chǔ)設(shè)施、公共文化項(xiàng)目與舊城棚戶區(qū)改造等專業(yè)化發(fā)展戰(zhàn)略。以及利用自身存量土地資源優(yōu)勢(shì)吸引外來(lái)資金進(jìn)行合作,開(kāi)展同盟化發(fā)展戰(zhàn)略思路,并對(duì)A房地產(chǎn)企業(yè)所開(kāi)發(fā)的產(chǎn)品重新進(jìn)行了市場(chǎng)定位,對(duì)實(shí)施過(guò)程中的人才、資金、風(fēng)險(xiǎn)等保障性要素建立了系統(tǒng)的實(shí)施與評(píng)估體系,有力地保障了企業(yè)發(fā)展戰(zhàn)略目標(biāo)的順利完成。通過(guò)對(duì)經(jīng)濟(jì)新常態(tài)背景的分析,提出應(yīng)如何因地制宜根據(jù)當(dāng)?shù)禺a(chǎn)業(yè)經(jīng)濟(jì)環(huán)境制定出適宜A房地產(chǎn)企業(yè)生存和發(fā)展的戰(zhàn)略目標(biāo)。以此作為研究課題的意義,一是能讓A房地產(chǎn)企業(yè)在經(jīng)濟(jì)新常態(tài)背景下獲得更好的生存和發(fā)展。二是能給相似背景的地方性房地產(chǎn)企業(yè)提供現(xiàn)實(shí)的借鑒意義。三是能清晰地梳理目前房地產(chǎn)行業(yè)的發(fā)展態(tài)勢(shì),更好為消費(fèi)者提供市場(chǎng)需要的產(chǎn)品。
[Abstract]:With the arrival of the new normal economy, the trend of economic globalization gradually assumes a stable state. In order to contain the rapidly rising housing prices and keep the real estate industry stable and sustainable development, our government has issued a series of guiding policies of macro-control of real estate. Begin to straighten out the relation of real estate market step by step, adjust estate industry structure. Under the background of macro-control, the real estate enterprises are facing the severe challenge that the market and the development space are constantly squeezed. What is more serious is that some real estate enterprises are beginning to be merged or even forced to withdraw from the real estate market. A real estate enterprise, as a medium-sized real estate development company, has also been hit by a very big market impact. Two of the most important economic indicators sales area and sales are falling. It is urgent to adjust the inherent management ideas and formulate a set of stable growth and development strategy in line with the enterprise to improve the survival and development ability under the new normal background. Firstly, this paper expounds the background and significance of the research topic, combs the current research situation of the real estate development strategy at home and abroad, and summarizes and analyzes the relevant theories of the development strategy. This paper mainly explains the relevant policies of macro-control issued by our country in recent years, and summarizes and analyzes the general situation of the development of real estate enterprises under the background of macro-control. At the same time, A real estate enterprise also has its own characteristics different from other real estate enterprises. As a medium-sized real estate enterprise, it is the biggest characteristic of A real estate enterprise that it has a large amount of local land resources and a location advantage that cannot be duplicated. Through the analysis of the opportunities and challenges brought by the new normal economic background, the paper analyzes the strengths and weaknesses of A real estate enterprises in detail. Through the analysis, A real estate enterprise is adjusted from the traditional development strategy to the strategic development framework for steady growth. The specific strategy choice is to make use of the regional advantages of the enterprise to carry out in-depth cooperation with the government. And actively participate in local infrastructure, public cultural projects and urban shantytown renovation and other professional development strategies. It also makes use of the advantages of land resources to attract foreign funds to cooperate, carry out the strategic thinking of alliance development, reposition the market of the products developed by A real estate enterprise, and make use of the talents and funds in the process of implementation. Risk and other supporting elements set up a systematic implementation and evaluation system, which can ensure the successful completion of the strategic goal of enterprise development. Based on the analysis of the background of the new normal state of economy, this paper puts forward how to formulate the strategic goals suitable for the survival and development of A real estate enterprise according to the local industrial economic environment. The significance of this research is that A real estate enterprises can survive and develop better under the background of the new normal economy. Second, it can provide practical reference to local real estate enterprises with similar background. Third, can clearly comb the current development situation of the real estate industry, better to provide consumers with products that the market needs.
