【摘要】:文章從津京冀一體化的背景出發(fā),運(yùn)用演化博弈模型,從不完全信息的角度來(lái)分析房?jī)r(jià)在老城區(qū)和新區(qū)之間的關(guān)聯(lián)變動(dòng)關(guān)系,考察了市場(chǎng)行為主體在有限信息的情況下,在購(gòu)買房屋時(shí)所采取的不同行為策略,以及政府應(yīng)該采取的措施。發(fā)現(xiàn)在新區(qū)剛建立的階段,人們都愿意在老城區(qū)買房,政府應(yīng)該加快完善新區(qū)公共設(shè)施;在新區(qū)配套的公共產(chǎn)品投入使用,只存在通勤成本的情況下,居民購(gòu)房行為不會(huì)出現(xiàn)一個(gè)穩(wěn)定的均衡點(diǎn),人們的行為會(huì)受到外部因素的影響,政府可以積極引導(dǎo)人們到新區(qū)購(gòu)置房產(chǎn);在新區(qū)的企業(yè)和公共設(shè)施都已經(jīng)配套的情況下,存在一個(gè)進(jìn)化穩(wěn)定策略,一部分居民選擇在新區(qū)買房,另一部分居民選擇在老城區(qū)買房,此時(shí)不需要政府干預(yù)居民的購(gòu)房行為。
[Abstract]:Based on the background of integration of Tianjin, Beijing and Hebei, this paper uses evolutionary game model to analyze the relationship between the price of housing in the old urban area and the new district from the angle of incomplete information. This paper examines the different behavior strategies adopted by the market actors in the case of limited information, and the measures that the government should take. It is found that the new area has just been established. People are willing to buy a house in the old city, the government should speed up the improvement of public facilities in the new district; When the public goods in the new district are put into use, only the commuting cost exists, the behavior of residents will not appear a stable equilibrium point, and the behavior of people will be affected by external factors. The government can actively guide people to buy property in the new district; In the new area of enterprises and public facilities have been matched, there is an evolutionary stability strategy, some residents choose to buy a house in the new area, the other part of the residents choose to buy in the old city. At this time, there is no need for the government to intervene in the purchase of housing behavior.
