【摘要】：在當(dāng)代中國(guó),房地產(chǎn)業(yè)作為中國(guó)經(jīng)濟(jì)的重要組成部分,經(jīng)過(guò)了兩年樓市調(diào)控之后,2016年中國(guó)樓市又迎來(lái)了新的火熱局勢(shì)。但是房地產(chǎn)快速發(fā)展的背后,房地產(chǎn)項(xiàng)目依然存在著各種問(wèn)題,其中,房地產(chǎn)項(xiàng)目管理的好與壞是影響項(xiàng)目成功與否的關(guān)鍵。本文以案例分析為基礎(chǔ),重點(diǎn)分析房地產(chǎn)項(xiàng)目管理中的質(zhì)量、進(jìn)度、成本以及安全等方面的問(wèn)題。本文通過(guò)對(duì)“楓丹白露”住宅小區(qū)項(xiàng)目的分析,發(fā)現(xiàn)在該項(xiàng)目管理中存在的問(wèn)題,針對(duì)問(wèn)題,對(duì)其原因進(jìn)行深入分析,同時(shí),結(jié)合該住宅小區(qū)項(xiàng)目的實(shí)際情況,提出了“楓丹白露”住宅項(xiàng)目管理的對(duì)策及建議。本文主要的目的是通過(guò)實(shí)例分析項(xiàng)目管理中存在的問(wèn)題,并且介紹本案例中項(xiàng)目在實(shí)施過(guò)程中的必要和重要環(huán)節(jié),借以提高房地產(chǎn)項(xiàng)目管理水平。本文的創(chuàng)新在于闡述了對(duì)施工單位的項(xiàng)目管理,較全面的分析了房地產(chǎn)企業(yè)全過(guò)程出現(xiàn)的問(wèn)題,使項(xiàng)目管理理論更好地服務(wù)于工程項(xiàng)目管理實(shí)踐工作,為房地產(chǎn)項(xiàng)目提供一定的借鑒作用,不僅僅借鑒出現(xiàn)問(wèn)題時(shí)所采用的措施,還要汲取其過(guò)程各個(gè)步驟的重要性。
[Abstract]:In contemporary China, real estate as an important part of the Chinese economy, after two years of regulation and control of the property market, 2016 China's property market ushered in a new hot situation. However, behind the rapid development of real estate, real estate projects still have a variety of problems, among which, the good and bad management of real estate projects is the key to the success of projects. Based on the case study, this paper focuses on the quality, schedule, cost and safety of real estate project management. Through the analysis of "Fontainebleau" residential district project, this paper finds out the existing problems in the project management, analyzes the reasons for the problems, and at the same time, combines the actual situation of the residential district project, The countermeasures and suggestions of Fontainebleau residential project management are put forward. The main purpose of this paper is to analyze the problems existing in the project management through examples, and to introduce the necessary and important links in the implementation of the project in this case, so as to improve the management level of the real estate project. The innovation of this paper is to expound the project management of the construction unit, to analyze the problems in the whole process of the real estate enterprise, and to make the project management theory serve the project management practice better. To provide a certain reference for real estate projects, not only to learn from the measures used in the problem, but also to learn the importance of each step of the process.
