【摘要】:住區(qū)規(guī)劃是建筑設(shè)計(jì)專業(yè)的重要工作領(lǐng)域,是開(kāi)放性住區(qū)建設(shè)與發(fā)展的關(guān)鍵環(huán)節(jié),它所涉及的不僅是住宅單體,更重要的是建筑群及其外部空間的規(guī)劃與設(shè)計(jì)。我國(guó)居住模式的發(fā)展,從解決住房困難到增加住房面積再到追求住房品質(zhì),住區(qū)建設(shè)不斷取得著階段性進(jìn)步。20世紀(jì)90年代,城市化進(jìn)程加速及住房商品化發(fā)展,使我國(guó)興起了居住小區(qū)模式的建設(shè)熱潮,這一模式的規(guī)劃思想和組織形式一直影響著我國(guó)城市住區(qū)規(guī)劃和建設(shè),居住小區(qū)模式似乎已成為我國(guó)唯一住區(qū)模式,F(xiàn)今房地產(chǎn)開(kāi)發(fā)中,住區(qū)規(guī)模越來(lái)越大,住區(qū)的封閉性又被不斷加強(qiáng),此做法雖在較大程度上保障了住區(qū)內(nèi)部舒適安定的環(huán)境,實(shí)則使住區(qū)與周邊交通形成了互不相容的局面。從長(zhǎng)遠(yuǎn)角度看,居住小區(qū)的封閉模式對(duì)城市的可持續(xù)發(fā)展和提高居住生活質(zhì)量是不利的。本文首先以2016年2月6日由中共中央國(guó)務(wù)院頒布的《關(guān)于進(jìn)一步加強(qiáng)城市規(guī)劃建設(shè)管理工作的若干意見(jiàn)》為研究緣起和核心價(jià)值參照,從我國(guó)當(dāng)前住區(qū)建設(shè)背景出發(fā),論述了居住小區(qū)模式的起源及基本內(nèi)涵、特點(diǎn),總結(jié)了國(guó)外關(guān)于開(kāi)放性住區(qū)的設(shè)計(jì)理念(例如新城市主義)以及我國(guó)當(dāng)前規(guī)劃設(shè)計(jì)存在的問(wèn)題,通過(guò)問(wèn)卷調(diào)查的方式探究了居民、開(kāi)發(fā)商、建筑與規(guī)劃設(shè)計(jì)人員、物業(yè)管理者對(duì)于城市住區(qū)封閉與開(kāi)放的心理意愿以及他們對(duì)我國(guó)建設(shè)開(kāi)放性住區(qū)的個(gè)人意見(jiàn),又從控制性詳細(xì)規(guī)劃的層面及其他與城市規(guī)劃相關(guān)規(guī)范,分析了現(xiàn)行政策與開(kāi)放性住區(qū)模式的不甚匹配之處,并分析了我國(guó)開(kāi)放性住區(qū)多年以來(lái)無(wú)法付諸于實(shí)際的原因和矛盾,試圖以辯證的角度闡述了城市開(kāi)放性住區(qū)建設(shè)與發(fā)展的必然性。在解析我國(guó)四個(gè)成功的開(kāi)放性住區(qū)模式案例的基礎(chǔ)上,歸納總結(jié)了開(kāi)放性住區(qū)在形態(tài)結(jié)構(gòu)及空間布局的基本特征及開(kāi)放性設(shè)計(jì)要點(diǎn)和原則,將開(kāi)放性住區(qū)設(shè)計(jì)原則和方法應(yīng)用到實(shí)踐中,個(gè)人參與了山東省壽光市萬(wàn)達(dá)片區(qū)開(kāi)放性規(guī)劃設(shè)計(jì)等案例,并對(duì)壽光市萬(wàn)達(dá)片區(qū)開(kāi)放性規(guī)劃設(shè)計(jì)案例進(jìn)行了簡(jiǎn)單介紹,并在文章的最后給出了本案例設(shè)計(jì)要點(diǎn)。此外,針對(duì)我國(guó)開(kāi)放性住區(qū)在開(kāi)發(fā)建設(shè)中將會(huì)面臨的實(shí)際困難提出了宏觀應(yīng)對(duì)策略及改革方式,并對(duì)開(kāi)放性住區(qū)發(fā)展做出展望。
[Abstract]:Residential district planning is an important work in the field of architectural design, is the key of opening residential district construction and development, it is not involved in a single house, more important is the planning and design of buildings and exterior space. The development of our living mode, from solving the housing problem of the increase in housing area again to the pursuit of the quality of housing, construction of residential area has made a periodic progress.20 Century City in 90s, and to accelerate the process of commercialization of housing development, the rise of China's residential model building boom, planning idea and organization of this model has great influence on district planning and construction for our City, residential model seems to have become the only mode of living. The current real estate development, residential area is larger and larger, closed residential area has been continuously strengthened, although this practice in a large extent on the protection of residential interior comfort The stability of the environment, but the residential area and the surrounding traffic form a mutually incompatible situation. From a long-term perspective, is detrimental to the sustainable development of the city residential area closed mode and improve the living quality of life. Firstly, in February 6, 2016 by the CPC Central Committee and the State Council promulgated the "on Further Strengthening the administration of city planning and construction of a number of opinions for the study of the origin and the core value of reference, starting from the current residential district construction background, discusses the characteristics of the origin of residential model and the basic connotation, and summarizes the foreign settlements on an open design concept (such as new urbanism) as well as China's current planning and design problems, through the questionnaire survey to explore the residents, developers, construction personnel and design planning, property management for residential district of the city closed and open the psychological desire and their construction of China Open residential personal views, and from the level of regulatory detailed planning and city planning and other relevant norms, analysis of the current policy and open mode of living is not matching, and analyzes the reasons and contradictions in China since the opening residential district for years to put it into practice, trying to dialectical point of view on the necessity of open city housing construction and development. In the resolution of China's four successful open mode of living on the basis of case, summed up the opening of the residential area in the morphological structure and the spatial layout and the basic characteristics of the open design elements and principles, the open application principle and method of design to practice, people in Shandong province Shouguang Wanda open area planning and design case, and the open area of Shouguang Wanda case planning and design are introduced, and at the end of this paper The main points of this case are given. In addition, aiming at the practical difficulties that our open residential area will face in the development and construction, we put forward macro coping strategies and reform methods, and make prospects for the development of open residential areas.
