【摘要】：國(guó)家歷來(lái)十分重視高校學(xué)生公寓建設(shè),從人均建筑面積、學(xué)生住宿的主要功能和質(zhì)量?jī)r(jià)格都提出了具體要求,并采取多種措施支持高校學(xué)生公寓建設(shè)。學(xué)生公寓的建設(shè)不僅關(guān)系到學(xué)生的身心健康,還關(guān)系到高校的教學(xué)生活秩序和校園的穩(wěn)定。改善學(xué)生基本的住宿條件,不僅可以提高學(xué)生的生活質(zhì)量,還將極大地提高高校后勤保障服務(wù)能力和水平。因此學(xué)生公寓建設(shè)項(xiàng)目已成為目前高校基礎(chǔ)設(shè)施建設(shè)的重要內(nèi)容。項(xiàng)目計(jì)劃和控制是所有工程建設(shè)項(xiàng)目成功的最重要因素,而項(xiàng)目進(jìn)度管理即成為其中最重要的關(guān)鍵環(huán)節(jié)。因?yàn)楣墙ㄔO(shè)項(xiàng)目涵蓋要素復(fù)雜,各類人為、自然因素交織,建筑設(shè)計(jì)、施工管理難度大,傳統(tǒng)工程管理方法難以滿足項(xiàng)目建設(shè)新要求。怎樣科學(xué)安排進(jìn)度計(jì)劃,合理分配資源,及時(shí)掌握工程建設(shè)進(jìn)度,能夠?qū)①|(zhì)量、工程進(jìn)度、費(fèi)用統(tǒng)籌兼顧,已成為工程建設(shè)項(xiàng)目成功的關(guān)鍵問題。本文通過項(xiàng)目管理相關(guān)理論、方法的研究,采用理論與實(shí)踐相結(jié)合的方式,將項(xiàng)目管理思想引入某高校公寓樓建設(shè)項(xiàng)目。將建設(shè)項(xiàng)目分為設(shè)計(jì)階段、施工階段兩部分,并對(duì)兩階段的特點(diǎn)、影響進(jìn)度的各種因素進(jìn)行了分析,針對(duì)其中存在的問題給出具體的解決措施。在項(xiàng)目設(shè)計(jì)階段進(jìn)度控制中重點(diǎn)突出了統(tǒng)籌方法的應(yīng)用,通過精確調(diào)研分析、合理統(tǒng)籌人力資源、充分發(fā)揮合同約束力、建立順暢溝通機(jī)制四個(gè)方面,實(shí)現(xiàn)了對(duì)項(xiàng)目設(shè)計(jì)階段進(jìn)度管理的有效控制,糾治了建筑工程項(xiàng)目進(jìn)度控制“重施工、輕設(shè)計(jì)”的問題。在項(xiàng)目施工階段進(jìn)度控制中突出了關(guān)鍵路徑法的應(yīng)用,在項(xiàng)目工作實(shí)施的過程中,用最短的時(shí)間、最少的成本來(lái)完成最重要的工作,其內(nèi)容包括工程項(xiàng)目施工進(jìn)度計(jì)劃的編制,甘特圖的繪制,當(dāng)進(jìn)度計(jì)劃受到阻礙不能按期完成時(shí),進(jìn)行有效的計(jì)劃調(diào)整,通過改變資源強(qiáng)度等方法來(lái)確保項(xiàng)目進(jìn)度管理的順利進(jìn)行。
[Abstract]:The country has always attached great importance to the construction of college students' apartments, from the per capita building area, the main function of student accommodation and the quality of the price have put forward specific requirements. And take a variety of measures to support the construction of student apartments. The construction of student apartments not only relates to the physical and mental health of students, but also related to the order of teaching life and the stability of campus, and improve the basic accommodation conditions of students. Not only can improve the quality of life of students. Therefore, the student apartment construction project has become an important part of the infrastructure construction in colleges and universities. The project planning and control is the most successful project of all engineering projects. Important factors. The project schedule management is one of the most important key links, because the construction of apartment building project covers complex elements, all kinds of man-made, natural factors intertwined, architectural design, construction management is very difficult. The traditional engineering management method is difficult to meet the new requirements of the project construction. How to arrange the progress plan scientifically, allocate the resources reasonably, grasp the progress of the project in time, can make overall consideration of the quality, the progress of the project and the cost. It has become the key problem of the success of the project construction project. Through the research of the theory and method of project management, this paper adopts the combination of theory and practice. This paper introduces the idea of project management into the construction project of apartment building in a certain university. The construction project is divided into two parts: design stage and construction stage. The characteristics of the two stages and the factors influencing the progress are analyzed. In view of the existing problems, the specific measures are given. In the progress control of the project design stage, the application of the overall planning method is emphasized. Through the accurate investigation and analysis, the human resources can be reasonably coordinated. Fully exerting the contract binding force, establishing the smooth communication mechanism four aspects, realized the effective control to the project design stage schedule management, corrected the construction project progress control "heavy construction." The application of critical path method is highlighted in the progress control of project construction stage. In the process of project implementation, the most important work is accomplished with the shortest time and minimum cost. The contents include the compilation of the construction schedule of the project, the drawing of the Gantt chart, and the effective plan adjustment when the schedule is hindered and the schedule can not be completed on schedule. By changing the resource strength and other methods to ensure the smooth progress of project schedule management.
