房地產(chǎn)銷(xiāo)售信息管理及BIM應(yīng)用

【摘要】:隨著我國(guó)城市化的加速,各地區(qū)房地產(chǎn)開(kāi)發(fā)項(xiàng)目逐年增多,房地產(chǎn)業(yè)的競(jìng)爭(zhēng)越來(lái)越激烈,這對(duì)房地產(chǎn)銷(xiāo)售環(huán)節(jié)的展示和管理提出了更高的要求。單純的靠傳統(tǒng)的戶(hù)型圖、沙盤(pán)和樓書(shū)等資料對(duì)客戶(hù)進(jìn)行房產(chǎn)展示已經(jīng)不能滿(mǎn)足客戶(hù)的需求,同時(shí),由于銷(xiāo)售形式的復(fù)雜化、銷(xiāo)售信息的多樣化,依靠傳統(tǒng)人工的銷(xiāo)售信息管理也逐漸不能適應(yīng)當(dāng)前市場(chǎng)競(jìng)爭(zhēng)和行業(yè)發(fā)展的要求。 本文以房地產(chǎn)銷(xiāo)售信息管理為對(duì)象,第一部分首先分析了房地產(chǎn)銷(xiāo)售信息管理的現(xiàn)狀,并且提出了對(duì)現(xiàn)有銷(xiāo)售信息管理系統(tǒng)在功能的優(yōu)化;之后,從銷(xiāo)售過(guò)程的參與方、銷(xiāo)售階段、銷(xiāo)售業(yè)務(wù)模塊三個(gè)維度對(duì)房地產(chǎn)銷(xiāo)售信息進(jìn)行了梳理;之后,本文探討了BIM技術(shù),分析了BIM信息創(chuàng)建的過(guò)程,其中,重點(diǎn)分析了在房地產(chǎn)銷(xiāo)售階段運(yùn)用BIM技術(shù)的價(jià)值和效益;由于房地產(chǎn)銷(xiāo)售階段運(yùn)用BIM能夠產(chǎn)生效益,本文接下來(lái)對(duì)基于BIM的銷(xiāo)售管理系統(tǒng)進(jìn)行了理論的設(shè)計(jì),構(gòu)建了系統(tǒng)整體框架,并且分別對(duì)數(shù)據(jù)層、模型層、功能模塊層三個(gè)層次進(jìn)行了規(guī)劃,突出了其強(qiáng)大的功能性;最后,為了促進(jìn)銷(xiāo)售系統(tǒng)的廣泛應(yīng)用,,提出了銷(xiāo)售管理系統(tǒng)的網(wǎng)絡(luò)應(yīng)用模式,建立了基于網(wǎng)絡(luò)應(yīng)用平臺(tái),能夠在理論上實(shí)現(xiàn)在線(xiàn)銷(xiāo)售。 本文從實(shí)踐中從三個(gè)維度總結(jié)了房地產(chǎn)銷(xiāo)售過(guò)程中的信息以及來(lái)源,通過(guò)分析銷(xiāo)售管理現(xiàn)狀,提出了BIM技術(shù)的應(yīng)用能夠給房地產(chǎn)銷(xiāo)售帶來(lái)效益,并且從理論上解決了基于BIM的房地產(chǎn)銷(xiāo)售管理系統(tǒng)開(kāi)發(fā)的體系框架,展示了其美好的應(yīng)用前景。
[Abstract]:With the acceleration of urbanization in China, the number of real estate development projects in various regions is increasing year by year, and the competition in the real estate industry is becoming more and more fierce, which puts forward higher requirements for the display and management of real estate sales links. Information such as sand tables and building books can no longer meet the needs of the clients. At the same time, due to the complexity of the form of sales, the diversification of sales information, Relying on traditional artificial sales information management can not adapt to the current market competition and industry development requirements. The first part analyzes the current situation of the real estate sales information management, and puts forward the optimization of the function of the existing sales information management system. In the sales phase, the three dimensions of the sales business module comb the real estate sales information. Then, this paper discusses the BIM technology, and analyzes the process of the creation of BIM information, among which, This paper analyzes the value and benefit of using BIM technology in the real estate sale stage, because the BIM can produce benefit in the real estate sale stage, this paper designs the sales management system based on BIM in theory. The overall framework of the system is constructed, and the three levels of data layer, model layer and functional module layer are respectively planned, highlighting its powerful functionality. Finally, in order to promote the wide application of the sales system, The network application mode of the sales management system is put forward, and the application platform based on the network is established, which can realize the online sales theoretically. This paper summarizes the information and sources in the process of real estate sales from three aspects in practice. By analyzing the current situation of sales management, the paper points out that the application of BIM technology can bring benefits to real estate sales. The system framework of real estate sales management system based on BIM is solved theoretically and its bright application prospect is shown.
