【摘要】:房地產(chǎn)項(xiàng)目貸款作為一種處于發(fā)展初期,并且有待完善的融資方式,其風(fēng)險(xiǎn)將是多種多樣的。如何加強(qiáng)風(fēng)險(xiǎn)管理的問題,特別是針對(duì)我國商業(yè)銀行如何進(jìn)行風(fēng)險(xiǎn)管理的問題,至今還沒有得到很好的解決。本文以建設(shè)銀行為例,研究了我國商業(yè)銀行對(duì)房地產(chǎn)項(xiàng)目貸款風(fēng)險(xiǎn)管理的一些具體流程和措施,分析了我國商業(yè)銀行在房地產(chǎn)項(xiàng)目貸款風(fēng)險(xiǎn)管理中的問題,并提出相應(yīng)的改進(jìn)對(duì)策。 本文總共分為六個(gè)部分: 第1章:引言。明確選題研究的目的及意義,歸納總結(jié)國內(nèi)國外房地產(chǎn)項(xiàng)目貸款的理論文獻(xiàn)綜述。 第2章:房地產(chǎn)項(xiàng)目貸款風(fēng)險(xiǎn)管理的研究現(xiàn)狀。是本論文的理論基礎(chǔ),,闡述了房地產(chǎn)項(xiàng)目貸款的主要風(fēng)險(xiǎn),介紹了國內(nèi)商業(yè)銀行房地產(chǎn)貸款風(fēng)險(xiǎn)管理現(xiàn)狀,并從美國房地產(chǎn)貸款風(fēng)險(xiǎn)管理方式中吸取了一些經(jīng)驗(yàn)教訓(xùn)。 第3章:A公司房地產(chǎn)貸款項(xiàng)目風(fēng)險(xiǎn)識(shí)別。介紹了項(xiàng)目背景以及建設(shè)銀行對(duì)該項(xiàng)目的貸款流程,并從貸前及貸后兩個(gè)方面對(duì)該項(xiàng)目的貸款風(fēng)險(xiǎn)進(jìn)行了分析。 第4章:A公司房地產(chǎn)項(xiàng)目貸款風(fēng)險(xiǎn)評(píng)估。從貸前和貸后兩個(gè)方面,定性、定量的對(duì)該項(xiàng)目的貸款風(fēng)險(xiǎn)進(jìn)行了評(píng)估。 第5章:A公司房地產(chǎn)項(xiàng)目貸款風(fēng)險(xiǎn)應(yīng)對(duì)。從項(xiàng)目貸款風(fēng)險(xiǎn)的貸前控制、貸后控制兩個(gè)方面分析了風(fēng)險(xiǎn)應(yīng)對(duì)的措施。 第6章:研究結(jié)論和展望。
[Abstract]:As a kind of financing way that is in the early stage of development , and needs to be perfected , the risk of the real estate project loan is diversified . How to strengthen the risk management , especially the problem of how to carry out the risk management of commercial banks in our country , has not been solved well . In this paper , taking the construction bank as an example , this paper studies the problems of the commercial banks in the loan risk management of real estate projects , and puts forward corresponding improvement measures . This article is divided into six parts : Chapter 1 : Introduction . The purpose and significance of the study of the topic selection are summarized , and the theoretical literature review of the domestic foreign real estate project loan is summarized . Chapter 2 : The current situation of loan risk management in real estate project . It is the theoretical basis of this paper , expounds the main risk of real estate project loan , introduces the present situation of real estate loan risk management in domestic commercial banks , and draws some lessons from the way of risk management of real estate loan . Chapter 3 : A company ' s real estate loan project risk identification . The background of the project and the loan process of the construction bank to the project are introduced , and the loan risk of the project is analyzed both before and after the loan . Chapter 4 : A company real estate project loan risk assessment . The loan risk of the project is evaluated qualitatively and quantitatively from two aspects : pre - loan and post - loan . Chapter 5 : A Company ' s Real Estate Project Loan Risk Management . The measures to deal with the risk should be analyzed in terms of pre - loan control and post - loan control of loan risk of the project . Chapter 6 : Research conclusions and prospects .
