【摘要】:近年來(lái),房地產(chǎn)業(yè)發(fā)展迅速,即使金融危機(jī)后的炒房熱源有所減弱,國(guó)家也出臺(tái)一系列的限購(gòu)政策來(lái)抑制房企的過(guò)熱,但是房產(chǎn)價(jià)格并沒(méi)明顯的下降,房地產(chǎn)行業(yè)在國(guó)民經(jīng)濟(jì)的作用越來(lái)越重要,對(duì)人們的生活也越來(lái)越重要。同時(shí),房產(chǎn)業(yè)的蓬勃發(fā)展也出現(xiàn)了許多優(yōu)秀的房地產(chǎn)企業(yè),造成房地產(chǎn)業(yè)的競(jìng)爭(zhēng)日益激烈,在國(guó)家環(huán)境和市場(chǎng)環(huán)境的變化下,房地產(chǎn)行業(yè)的發(fā)展業(yè)受到了巨大的挑戰(zhàn),為提高自身的競(jìng)爭(zhēng)力和謀求發(fā)展,企業(yè)必須進(jìn)行自身的管理。而成本管理在房地產(chǎn)項(xiàng)目開(kāi)發(fā)和管理中發(fā)揮著重要的作用。因此,面對(duì)激烈的市場(chǎng)競(jìng)爭(zhēng)和緊縮的房產(chǎn)調(diào)控政策,要想獲取比較好的經(jīng)濟(jì)效益,房產(chǎn)企業(yè)必須加強(qiáng)成本的管理和控制,以實(shí)現(xiàn)利潤(rùn)的最大化,提高自身的競(jìng)爭(zhēng)力。本文首先在學(xué)習(xí)和借鑒國(guó)內(nèi)外有關(guān)項(xiàng)目成本管理理論的基礎(chǔ)上,通過(guò)對(duì)房地產(chǎn)開(kāi)發(fā)項(xiàng)目等相關(guān)概念界定之后,運(yùn)用定性分析和定量分析相結(jié)合的方法,以W市幸;▓@建設(shè)項(xiàng)目為例對(duì)房地產(chǎn)項(xiàng)目的成本管理研究進(jìn)行深入的分析。論文首先對(duì)幸;▓@建設(shè)項(xiàng)目的基本情況進(jìn)行了介紹和分析,并對(duì)該項(xiàng)目目前的成本管理現(xiàn)狀進(jìn)行分析,研究發(fā)現(xiàn)該幸福花園建設(shè)項(xiàng)目的成本管理上存在比較弱的全面成本管理的意識(shí);成本管理體系不是很健全;項(xiàng)目的階段性評(píng)價(jià)缺乏;成本監(jiān)控存在時(shí)間上的滯后性等問(wèn)題,然后將整個(gè)項(xiàng)目分成投資決策階段、設(shè)計(jì)階段、建設(shè)階段、竣工階段和出售五個(gè)階段分別對(duì)該項(xiàng)目成本管理的影響因素進(jìn)行分析和歸納,在此基礎(chǔ)上,最后也是分別針對(duì)這五個(gè)階段并結(jié)合對(duì)當(dāng)前該項(xiàng)目成本管理現(xiàn)狀分析發(fā)現(xiàn)的問(wèn)題來(lái)重點(diǎn)對(duì)該房地產(chǎn)建設(shè)項(xiàng)目的成本管理提出相應(yīng)的對(duì)策和控制方法,并注重項(xiàng)目成本管理的整體性和動(dòng)態(tài)性,在任何階段都不能忽視該項(xiàng)目的成本管理。本文的研究目的在于通過(guò)對(duì)W市幸;▓@建設(shè)項(xiàng)目的實(shí)證分析房地產(chǎn)項(xiàng)目成本管理中存在的問(wèn)題,結(jié)合先進(jìn)的成本管理理論和方法,分析得出該項(xiàng)目成本管理的措施,以解決實(shí)際的問(wèn)題。通過(guò)對(duì)本文的研究,希望能為房地產(chǎn)開(kāi)發(fā)企業(yè)進(jìn)行項(xiàng)目的成本管理和控制,降低成本、提高市場(chǎng)競(jìng)爭(zhēng)力提供一定的參考和借鑒意義。
[Abstract]:In recent years, the real estate industry has developed rapidly. Even after the financial crisis, the hot source of real estate speculation has weakened, the state has also issued a series of restrictions to curb the overheating of housing enterprises, but the real estate prices have not decreased significantly. The real estate industry plays an increasingly important role in the national economy, and it is also more and more important to people's lives. At the same time, the booming development of the real estate industry has also produced many excellent real estate enterprises. As a result of the increasingly fierce competition in the real estate industry, under the changes of the national environment and the market environment, the development of the real estate industry has been greatly challenged, in order to improve its competitiveness and seek development. Enterprises must carry out their own management. And cost management plays an important role in the development and management of real estate projects. Therefore, facing the fierce market competition and tight real estate regulation and control policies. In order to obtain better economic benefits, real estate enterprises must strengthen the cost management and control to maximize profits. First of all, on the basis of learning and learning from the domestic and foreign project cost management theory, through the real estate development project and other related concepts defined. Qualitative analysis and quantitative analysis are used. Taking the happiness garden construction project of W city as an example, the cost management research of the real estate project is deeply analyzed. Firstly, the basic situation of the happiness garden construction project is introduced and analyzed in this paper. By analyzing the current situation of cost management of the project, it is found that there is a weak awareness of total cost management in the cost management of the happiness garden construction project. The cost management system is not very sound; Lack of periodic evaluation of the project; Cost monitoring has the problem of lag in time, then the whole project is divided into investment decision stage, design stage and construction stage. On the basis of the analysis and induction of the factors affecting the cost management of the project, the completion stage and the five stages of sale are analyzed and summarized respectively. Finally, in view of the five stages and combined with the current project cost management analysis of the problems found to focus on the cost management of the real estate construction project to put forward the corresponding countermeasures and control methods. And pay attention to the integrity and dynamic of project cost management. At any stage, the cost management of the project can not be ignored. The purpose of this paper is to analyze the problems in the cost management of the real estate project through the empirical analysis of the construction project of happiness garden in W city. Combined with the advanced cost management theory and method, this paper analyzes the project cost management measures in order to solve the actual problems. Through the study of this paper. It is hoped that it can provide some reference and reference for real estate development enterprises to manage and control the project cost, reduce the cost and improve the market competitiveness.
