我國(guó)商業(yè)銀行個(gè)人住房貸款風(fēng)險(xiǎn)管理研究

【摘要】:隨著我國(guó)房地產(chǎn)市場(chǎng)的發(fā)展,商業(yè)銀行開(kāi)展個(gè)人住房貸款是以房產(chǎn)作為抵押物,由于當(dāng)前階段房?jī)r(jià)處于不停上漲的周期,個(gè)人住房貸款的不良率相對(duì)比較低,個(gè)人住房貸款也成為各家銀行競(jìng)相爭(zhēng)奪的優(yōu)質(zhì)業(yè)務(wù),因此有些貸款銀行放松了對(duì)個(gè)人住房貸款的風(fēng)險(xiǎn)管理。美國(guó)的次貸危機(jī)就起源于銀行疏忽了防范個(gè)人住房貸款的風(fēng)險(xiǎn),導(dǎo)致其嚴(yán)重后果,,也向我國(guó)商業(yè)銀行發(fā)出了警示,必須及時(shí)加強(qiáng)對(duì)個(gè)人住房貸款的風(fēng)險(xiǎn)管理,并提升銀行風(fēng)險(xiǎn)管理的水平。因此,研究個(gè)人住房貸款風(fēng)險(xiǎn)管理問(wèn)題就具有很強(qiáng)的現(xiàn)實(shí)意義和應(yīng)用性。 本文以對(duì)商業(yè)銀行個(gè)人住房貸款風(fēng)險(xiǎn)的影響因素研究為主線,在借鑒國(guó)內(nèi)外已有的研究成果基礎(chǔ)上,從個(gè)人住房貸款風(fēng)險(xiǎn)成因的各個(gè)因素切入,從商業(yè)銀行風(fēng)險(xiǎn)管理的視角,剖析了影響商業(yè)銀行個(gè)人住房貸款風(fēng)險(xiǎn)的關(guān)鍵因素,以及這些因素導(dǎo)致違約風(fēng)險(xiǎn)的作用機(jī)理。借鑒國(guó)外個(gè)人住房貸款的先進(jìn)經(jīng)驗(yàn),結(jié)合我國(guó)的實(shí)際情況,對(duì)商業(yè)銀行的個(gè)人住房貸款的風(fēng)險(xiǎn)進(jìn)行了研究,并且運(yùn)用比較分析等技術(shù)手段對(duì)樣本的數(shù)據(jù)進(jìn)行分析實(shí)證,為我國(guó)商業(yè)銀行完善自身的風(fēng)險(xiǎn)管理機(jī)制、建立個(gè)人信用體系,提出了構(gòu)想以及可行的建議與對(duì)策。
[Abstract]:With the development of the real estate market in China, commercial banks take real estate as collateral to carry out personal housing loans. Due to the rising housing prices in the current period, the bad rate of personal housing loans is relatively low. Personal housing lending has also become a competition among banks for quality business, so some lenders have loosened risk management for personal housing loans. The subprime mortgage crisis in the United States originated from the banks neglecting to guard against the risk of personal housing loans, which led to its serious consequences. It also issued a warning to our commercial banks that the risk management of personal housing loans must be strengthened in a timely manner. And raise the level of bank risk management. Therefore, the study of personal housing loan risk management has a strong practical significance and application. Based on the research of the influencing factors of commercial banks' personal housing loan risk, this paper draws lessons from the existing research results at home and abroad, cuts into the causes of individual housing loan risks, and from the perspective of commercial bank risk management. This paper analyzes the key factors affecting the risk of individual housing loan in commercial banks and the mechanism of these factors leading to default risk. Referring to the advanced experience of foreign individual housing loan and combining the actual situation of our country, this paper studies the risk of individual housing loan of commercial bank, and uses comparative analysis and other technical means to analyze the sample data. This paper puts forward some suggestions and countermeasures for Chinese commercial banks to perfect their own risk management mechanism and establish personal credit system.
